Anyone use a home inspector for your annual inspection? What kinds of problems did people have at the end of the year? What did VM do?

we used an inspector for the 1 yr.
He did find many items that we deamed needed fixing (and a couple that would be more hassle to fix than worth)
2 main items were in attic (single family): low/poorly blown insulation depth and a leak at the furnace flue thru roof. VM fixed both, no questions, probably because of the inspectors paperwork

For peace of mind I would highly suggest paying the extra and having a home inspector inspect you're home before the one year. If he finds problems, then they need to be addressed by VM:) If there are issues, and they surface after the one year, you may have some problems having VM accept responsibility at that time:(
I paid for one. Did a great job and found several important things. All were fixed by the builder. I'll use him again for my next home purchase.

Definitely get an inspector. Mine found lots of things : lots of structural defects in the crawl space, insufficient insulation depth in attic, insufficient insulation in crawl space, no insulation on crawl space door or attic door, attic insulation being sucked into furnace, gutters, I could go on and on. Inspectors cover everything but he said that the builders would ususally fix about 60% of what was on his report. Also the measurement on my plat vs actual measurement is off in my back yard by 1 foot - he put it down to sloppy surveying. VM fixed the structural issues but I'm still waiting for them to fix everything else.
Also - don't be put off by VM reps who, when I said I had an inspectors report, told me: "Oh I could have saved you the money - you don't need that" and "Oh you have that inspector - we won't even let him on our property prior to closiing". Good luck.

No, because I had a really bad realtor who got me a really bad inspector - don't get me started on that.....
