HVAC Drain Not Flowing

    Found it, was able to measure from where the pipe was cut in the middle 144" till it hit dirt, dug a hole right there and found it. You are right Steve - filled in with dirt - never had a chance. In fact after I had replaced the pipe and sealed it shut the drain wouldn't work because the whole system was air tight - soon as I removed the plug all the water gushed out.

    On that note I excavated the entirety of the pipe about 12" from the house and observed that the installer had used two 90 degree elbows to go down and away from the house. Turns out the lowest point of the whole pipe was right next to the house....so pulled that off (thankfully it was not permanently attached and just pulled off) and replaced the 2x 90 degree bends with a rubber coupler.

    So I think next is to dig out something maybe 24"x 24" and about 10-12" deep and fill it with gravel. I guess you'd call it a small french drain. Good news is, I found it, bad news is the part I need to dig out is right under my deck stair case...:lame:

    Ours is the length of the yard (approx. 30 ft.), exiting about 3 feet onto common property - no bends, just several PVC pipes connected in a straight line.

    If you don't do a dry well at the exit, maybe you could use some perforated pvc so you don't have pooling.

    Did the dry well at the end and wrapped all the stone in water permeable weed blocker to keep the dirt from seeping in over time. Ran the hose full blast from within the hvac closet for a minute and never stopped up - think this is finally settled. Thanks for the help all.

    You are actually in violation for extending past your property line. The only time it is allowed is if done in conjunction with the builder or if given approval by the BHOA Board.

    Hmmm, I guess the builder's in violation since it was builder installed (for the entire row of TH's).

    They didn't do it on the next set of townhomes (autumnwood). M&S just had it exit right at the foundation. Maybe they figured they screwed up and overcompensated :)

    That's how they did it originally. You couldn't step on the yard, it was so wet. When we complained, they returned and put in the extension pipes. They also ran a French drain from the front of the end unit and wrapped it around to the back.
