Asphalt Rejuvenation Continues - Demott towns/Sundial/Bexley/Sundance

• DEMOTT TOWNS: Referring to MAP 3 work will be performed on “AREA A” streets 10/18-10/19; “AREA B” streets 10/20-10/21; “AREA C” streets 10/23-10/24
• SUNDIAL, BEXLEY, SUNDANCE: Referring to MAP 5, work will be performed on “AREA B” streets 10/20-10/21, “AREA A” streets 10/23-10/24

What to expect:

• Day 1: 7:00 AM Crews will close streets with barricades and yellow caution tape. A towing company will be called to relocate any vehicles remaining on the road. Streets will be blown to remove debris and rejuvenator product will be applied. A smaller machine will cut in the edges near the curb, followed by a larger machine that will apply the product to the bulk of the roadway.
• Day 2: 7:00 AM Crews will apply crack sealing and paint parking space stripes street by street until complete. The areas will reopen to traffic as soon as the rejuvenator and paint dry, typically within a few hours.
• All work is weather permitting. The pavement must be 100% dry at least 2 hours before, all during, and for at least an hour after the application is complete.

Our streets are not in poor condition. This is an irresponsible and reckless use of funds.

 

Larchmont and Milford are in bad condition and I don't think sealing them is gonna fix it. There are several areas where the road surface is deteriorating badly. Not to mentionthe cracks that extend from curb to curb at each access hole cover.

 

The rejuvenation product is designed to maximize the lifespan of asphalt, no matter the age. It penetrates best when applied to newly overlayed roads. It will help retain the good condition of these roads, thus delaying the need for milling and overlaying down the road, saving the HOA and its members money. We consulted multiple engineers and spoke with other large scale HOA's who've used the product including Belmont Country Club, River Creek, Peidmont, Ford's Colony, and Four Seasons at Historic Virginia to name a few, and all were happy with the application. It used to be that asphalt companies recommended you sealcoat newly overlayed asphalt within 1-2 years. Now the rejuvenation is the recommended product. The Reserve Study has budgeted funds to asphalt rejuvenation every six years going forward, scheduled for one year after the scheduled milling and overlaying.

 

Larchmont and parts of Milford were on Phase A of Map 1, which could not be crack filled last week as expected due to rain on the scheduled painting and crack fill day. The crews will perform crack filling on phase A once the remaining sections off Village are complete and there are fewer vehicles parked on the streets

Additionally, this section is on the list for the next round of milling and overlaying, scheduled in the Reserve Study for 2021. The rejuvenator will help extend the life of the roads in order to hopefully reach that time. . The HOA had an engineering study performed in 2015, which surveyed every road. All roads with a Pavement Condition Index (PCI) below 48 were milled and overlayed in 2016, which was approximately 1/3 of the HOA owned roadways. Larchmont and Milford had a PCI of 60, and are scheduled to be resurfaced during the next round of work in 2021. If the roads deteriorate more rapidly and require treatment sooner, the board will review the condition and budget and determine if the work can be completed sooner.
