HOA Violation - visible garbage can

    Am I understanding this correctly? Is the fence on the side (front) yard sufficient to properly screen the can? IE. as long as the can is behind the fence, regardless of location inside the fence, it is properly screened. Please clarify. Also what type of fence is sufficient (any that would pass mod committee)? Forgive me if this has been discussed. I have been living in a cave (office) for the past 6 weeks.

    Here's what I found to be an assualt on my visual senses:

    Now that Spring has sprung (I think), I've been talking more of my long walks.
    On one windy day, I was walking along a street that had a can on the side of the house, behind a shrub. That side of the street was elavated from the other side. The can had tipped over and the lid fell open. There was an incredible amount of trash blowing across their yard, across the street, and into the yards of several other homes across the street. Newspapers, fast food trash and, my favorite, about a billion of those styrofoam peanuts.

    Now THAT was an eyesore. I'll live with the grey cans.

    Since you can see them, they're in violation of the 'visible garbage can' rule ...

    Well, I actually did intend a little sarcasm in there about the rule. But the large part was meant to be facetious. Regardless, I am following the rule.

    has anyone strolled on the path between the new SW shopping center and the row of overpriced townhouses off windy oakss? if you follow the path around the bend (away from claiborne), you'll be treated to a nice visual display of all sorts of garbage. since the wind blows, and people's garbage fly all over the place..and then it rains..and the rain run off flows down hill, it collects in this nice patch of woods behind my house that i paid a premium for. why doesn't the HOA take care of that? b/c they can't see it from the road?

    We saw all the trash in the common area between the SW townhomes and the new shopping center. Actually, we were wondering if there is going to be some kind of community clean up day or something? T8erfamily would pitch in to help. I even asked T8erman to make me one of those poles-with-a-pike things....Can we organize a day like that?

    I know this is unheard of in our "It's someone else's job" society, or the "I pay my fees so someone else should do it" society, but if residents would spend a little time in doing some volunteer work for their community (such as a trash clean up hour), these problems could be easily taken care of.
    Maybe even (gads, unheard of!) talk to your neighbors and do it as a group!

    The HOA does not have a staff of hundreds patrolling our 1800+ acres looking for every piece of garbage.
    We do pay one employee part-time to pick up trash along walking trails. Our landscapers will pick up the trash in the areas they maintain (obviously this doesn't get done as much during the winter.
    Large trashy areas, such as along the edges of woods can be called in to the HOA office and we can try and get someone out there.

    You could always plan on hiring 2 or 3 people and add that to the proposed budget. The proposed raise in HOA fees would probably create a bunch of instant volunteers !!

    Where is the 'offending' brick garden on Vestal's? I live in BroadNorth and can't recall seeing one? Also, FYI Neilz the house a couple down from your old one - you know the one that seems to be breeding Hondas in their front yard? - still has the garbage can out front, as it has for the whole 2+ years I've lived here. :)

    I drove down Vestals Gap the other day trying to figure out which house it was, too. There are several that aren't landscaped the way I would personally like them if they were my house, but I didn't see any that screamed "obnoxious" or anything.

    Yes, an approved fence is considered screening. The can should be placed as discreetly AND securely as possible, not just "tossed" into a fenced backyard.

    Speaking of a community trash cleanup day, what about all of the dog droppings? Is there really anything that can be done about THAT? We own a dog and always clean up after it. But, lately, it has been looking really bad - I see it everywhere in Broadlands. Theoretically, there are fines for that, right? But in reality, it cannot be enforced.

    b/c people are too good to clean up and expect a hired person by the HOA to clean up after them.....like me :D. nothing irritates me more than when i watch someone walk their dog behind my house...the dog squats, and the owner keeps moving on. i should keep a bb gun perched out of my window and every owner who doesn't pick it up, gets one in the knee cap.

    the community clean up isn't a bad idea at all. and if the trash i'm speaking of had been enough for me to pick and throw away, i'd have done it. It looks like a landfill is starting back there. and i think it started especially back in June when we had that 10 inches of rain one week...and the creek back there looked like the mississippi river.

    Speaking of the path leading to the new shopping center, it would be nice to get whoever did the work to clear out some the trees/brush that they felled.

    Well ... I seem to remember that they are leasing the property from the owners. The good news is that I seem also to remember that the owners will be moving back to the area later this year or early next !!

    Thanks for the reply. My question also relates to location. You mention that the can can be secured in the backyard (so long as it is discreet and secure). What about the side/front where most fences typically have a swing gate. Does this meet the descreet standards so long as it is placed securely behind the fence. I only ask becuase of the steep side grading as I would not want to roll the can up the hill twice a week, especially in the snow and ice. But a little pad at the top of the hill would be an ideal place to store the can. If you want to come take a look I can message you privately and we could discuss.
