Quizno's in Broadlands

    Nope I designed and built my own home through a builder friend of mine. The developer of my neighborhood is a friend of mine also and he does not develop much residential. He bought the land where you see Verizon and my neighborhood and a lot of the surrounding area including where giant and home depot sit. He bought this land with foreign investors drit cheap during the last recession in the early nineties. Originally he was going to use the land to build a large race track for horese etc., but Virginia never followed thru with gambling so the race track went into limbo and he evetually sold the land and developed my subdivision only. He is now developing and building in Houston texas but still lives here in Potomac Maryland. :happygrin: They are setting up more foreign investors to buy more land in the near future not just here but all over the country. He will not get involved in residential foreclosures from as he feels as I do that is a very sleazy business.

    So there is the short history, but I designed my own home totally.

    Yes you are correct I do live there, but equity homes had nothing to do with the development of this neighborhood. They got in here with a few lots and actually got themselves into big financial trouble back then and probably are even fighting even worse problems today as most builders are. I actually bought my lot from another builder that was on the verge of serious financial problems (Randy Williams) and designed and built my own home. BTW Randy is one of the best quality builders out there and did eventually fix his financial problems, but he also had nothing to do with my home except selling the lot to us very economically which is about the right price at todays standards ha ha ha ha ha ha ha and certainly not a bargain by todays prices. ha ha ha ha ha

    People are fleeing California in droves. The population booms in Oregon/Washington/Arizona/Colorado are largely due to people running away from California. High taxes, bankrupt State government, poor infrastructure, traffic, pollution, and earthquakes are a few reasons.
    Florida has also dropped drastically in the number of people moving there. Heard that reported a few days ago in the news.

    We moved here almost 11 years ago with the intention of only staying for 2-3 years. We really love this area and are still here.

    Cliff the population of California is increasing in spite of some moving out. I lived out there by the beach for quite a long time. The pollution thing if you live by the beach areas is not as bad as people say, it has actually gotten much much much better since the forties and fifties. Now the famous traffic ha ha ha ha sorry folkes having lived bith here and there I would dare say the traffic is actually worse here in many repsects or very close to southrn californias. But one thing you have going on out there you don't have to take the freeways to get somewhere many of there secondary roads out there are better then our freeways here and gone on forever with the lights actually timed so you don't have to stop at many if you drive the speed limit.

    I will say it again most people move to california because they want to, and not so here. Many more people retire out in california and stay there then they do here.

    That needs to be fised here. Cliff even you don't have plans to stay here as I dare say many on these forums don't plan to stay here for whatever reasons. I do plan to stay here so I do look at the long term effects of development much more closely then that many here do not because their long term plans are to get the hell out of here.

    Lee, I can't speak about SoCal but I found in the 3 years that I lived in NorCal most everyone was there for the short term myself included. It was rare to find folks who were natively from the area and intended to retire there or even stay beyond 5-10 years. In fact I have very few friends left there thanks to them moving to places like Oregon, Arizona, and Colorado. It's just too expensive to stay there when you look at what your money can get you elsewhere. That's exactly the reason I moved back to NoVa. Of course it's not anywhere near cheap here but there is still a large tech presence (job potential) and it is a lot more affordable. I am curious where you get your numbers regarding California and how much of that is US immigration vs intra-country moves.

    Do you know something I don't? I will be here at least until retirement. Even if I get taxed out of Loudoun County, I will still be in the area.

    between 1990 and 2000... the percentage of change in that age group grew at a 30% faster rate in Virginia then California.

    We've been in this area since 1984 and love living here...we're at least 15 years from retirement age, but I really doubt we'll be able to stay in this area due to the high cost of living. We love the state of Virginia though and may retire in another part of the state. Our house will be totally paid for in nine years, so we're looking forward to that as well, but we feel our money will go a lot further in a less expensive area. We're not interested in Florida or any other area that doesn't have the change of seasons. That's very important to us.

    Come on Steve the 65 and older grew by almost a half a million people in california and virginia grew only by 127,000 so in actual numbers california grew at almost 3 to 4 times in the over 65 group.

    How about looking at the percent change between the two rather than the raw numbers. Of course Cali is going to be more when viewing raw numbers because the state simple has orders of magnitude more people to begin with.

    US = 12.0%
    Cali = 14.7%
    Va = 19.2%

    Which is higher? Which is a LOT closer to the national average?

    Hmm. Percent change of citizens over 65 between 1990 and 2000 for Cali and nearby states.

    AZ - 39.5
    NV - 71.5
    CO - 26.3

    CA - 14.7%
    US - 12.0%

    So Cali is hovering just above the national average but yet it's neighbors are dwarfing that number.

    Well you are correct but the raw numbers I feel tell a bigger picture. Percentages to me don't tell as good a picture sometimes. They say we are the richest county or second but by what standards. Hell if you have an extremely low percentage of poor people as we do it does not really tell an accurate picture in many ways. Not saying you are wrong but you can see data from many different angles. You can cherry pick the one you want to use to spin your side as we all do.

    Okay then what about just these two numbers?

    US = 12.0%
    Cali = 14.7%

    If the nation overall saw an increase of 12% and Cali saw 14%, then wouldn't that suggest the increase for Cali is mostly people who were already living there that turned 65 in the time period and not folks retiring to Cali?

    That makes my point people stay in California to retire.
