Courtyard Homes, Park Glen Villas and the common areas near townhomes, Broadlands Blvd and Broadlands Station will be completed the week of April 11th. All other common areas along the main roads will be mowed the week of April 17th. Turf Applications will begin in the common areas along the roadways and townhomes the week of April 11th as well.

Thank you for the update. However, why is it that Broadlands appears to begin their mowing later than other area communities? Every spring Broadlands appears so overgrown and unattractive. It would make a world of difference if mowing commenced even a week or two earlier. Additionally, Broadlands appears to have longer periods of time between mowing in the spring and summer than other communities. It wouldn't take so long to get through the community if mowing began earlier in the season and mowing was done more frequently. Plus, piles of grass wouldn't be left behind by the mower that just dies and kills the grass underneath.

Agreed. If I left my yard the way Broadlands leaves the common areas, I would no doubt receive a mail summons from the convenance people.

Agreed with the above! We have already begun paying our mowing/landscape service at our house- they started last week. We do this to ensure that we do our part to keep our neighborhood looking nice. Why does the HOA get a pass for letting the grass get to an unacceptable height before mowing begins, and between mowings, while we get fined? I feel like we complain about this every spring/summer, but the HOA hasn't changed a thing. And yes, I have called the HOA office as well.

The responsible thing to do is to reduce the turf and naturalize common space. If you want to complain about the height of the grass then petition the HOA to stop the contractors from using poisonous fertilizers impregnated with growth hormones, along with poisonous herbicides and pesticides. This would reduce mowing cycles and the noxious fumes that come with it, as well as providing a safer environment for our residents, pets, and wildlife.

We pour money into 'beautifying turf',:screwy: only to cut it and grow it, and mow again. Turf is bland and soulless and has no benefit other than to protect from erosion.

    See more from Oya's post.

Ah, the ritual grousing about "yard maintenance violations", even before we have issued one. I will make the same offer as previous: if you receive one of these and feel it is not deserved, please call me immediately and I will visit your property. If we are too nitpicky, then I want to know it.
Please don't mow the lawn and THEN ask me to come out and see it. It won't match the photos we have when we issued the violation (yes, a resident did this).

If you receive a violation and can find Common Area maintained by the HOA that is in worse condition, please point that out to me as well.
I would like to see that the HOA is consistent in how we apply this. Please remember that maintaining a single, small residential lot is different than maintaining hundreds of acres spread out over several miles, which takes several days to cover just once.
Could we pay more in our landscaping contract to have more mowings done? Yes we could.
Does the Common Area sometimes get long? Yes it does.
Is the HOA unreasonable in its issuance of yard maintenance violations? I don't think so. If I'm wrong, I want to know about it.
So, rather than complain about things that haven't happened, please let me know when it does.
    Thanks.

It may be different than maintaining a small lot, but we pay to have it done, and expect a quality of service, and also a tone of civility when speaking to the people who pay for your salary as well. Do remember, you as an employee for the HOA, work for us, the homeowners, so please examine your tone before typing next time.

Board members do not get paid. I live in a Courtyard home and my grass is long. It is only temporary. I think the offer from VACliff was to inspect the judgment of the person(s) writing up violations against homeowners. That seemed to be a reasonable offer.

Please be advised that the majority of mowing and edging was completed today. The Southern Walk townhomes, remaining courtyard homes, the Nature Center, and Ridgeway Drive should all be completed tomorrow.

Grass clippings/mulch feeds nitrogen back into the grass, which is why folks mulch the grass clippings rather than bag it.

My tone was quite civil. Maybe you just didn't like the message. Maybe you should consider the accusational tone of your own message for getting offended at a reasoned response.
You don't pay my salary, as I am an elected resident member of the HOA Board, and receive a salary of.......zero. I have been on the Board for 16 years and have volunteered THOUSANDS of hours of my time serving this community. Humbleness aside, I believe my efforts over the years have had a significant positive impact on making Broadlands the community that it is.

Totally agree except when the grass gets so long and even worse when it's wet...the piles of clipping just suffocate the grass below and kills it.

Personally, I think the HOA is sometimes too lenient with giving violations to homeowners...there are many houses around that are not well maintained (fences and decks that are in need of maintenance, mulch beds over grown with weeds, rotting trim, etc...). I think the HOA gives homeowners too much time to address violations, especially with repeat offenders. Basically, if I understand it correctly, for certain violations, a homeowner can go almost all summer before getting fined and having to address the violation. To me, that seems ludicrous!

Wow, what a thread with a wide variety of opinions. I just came on here to thank the HOA for cutting the common area this week and cleaning up all the trash that had accumulated from homeowners uncovered recyclable bins. Southern Walk looked marvelous when I went for a walk tonight after getting home from work :)

<Impersonated complaint> I'd like to complain about the different shades of green in the common areas where those nasty dogs pee and their urine makes the grass greener. I think we either need to ban dogs altogether, or ensure that these community dogs pee on ALL the grass so it is uniformly green in every area. </Impersonated complaint>
