Asphalt Rejuvenation Services on HOA-Owned Roads

    The Board of Directors for Broadlands Association has contracted with TRI Technologies to perform asphalt rejuvenation on HOA OWNED streets. All asphalt areas will be rejuvenated including parking spaces, therefore all vehicles must be removed during the scheduled work days. Overnight parking will be permitted at the pool parking lots when your street is being serviced.While we understand this will be an inconvenience, routine road maintenance is essential for the longevity of the road and cost savings for you and your homeowner’s association. This work will require the cooperation of all property owners and residents.
    • Please review the following schedules to determine the day your street will be closed. The first page is a street map indicating the phases (A, B, C, etc.) and the second page is the schedule showing the dates when those phases will be serviced:
    1. Oct 9-14: Map 1 You may park along Village Drive or at the Southern Walk Pool parking lot. Rain is expected for Monday, so this schedule may change. Please refer back to the website for updates. More schedules to follow…
    • Please remove all vehicles from the street by 7:00 am on your scheduled work day or they will be towed/relocated at the owners’ expense. You will not be able to access your street or driveway for up to 36 hours, so please be prepared by parking vehicles on alternate roads and making any necessary arrangements to reach your home by walking via sidewalks and trails. Overnight parking will be permitted at the pool parking lots when your street is being serviced.
    • There will be no trash pickup on work days. Mail delivery can be completed if the carrier is able to walk in and drop the mail off. We will attempt to communicate with the USPS, Patriot Disposal, FedEx, UPS and schools to coordinate alternative plans for these services.
    • All work is WEATHER PERMITTING In the event of rain, the project may affect the entire schedule so please check website for any updates.
    • Work Areas will be Barricaded – Please do not walk or cross into barricaded area. Doing this will ruin shoes, track material onto concrete, rugs, and floors.

    I have a question, is the company doing the re-asphalting of the side streets the same company that re-asphalted village drive? Because village has the worst asphalting job I have ever seen. The road is so much worse then it used to be. It’s very rough with noticeable ridges running up and down the whole length of the road and there’s loose rocks everywhere. I have no idea how much you paid for them to do village, but it’s really bad now. And I frankly don’t want my side street redone like village at all. With out exaggeration we have 17 small kids playing on our road at night and I would be very unhappy if our road turned out like village.


    I guess maybe there could be a point behind it, like it’s better for traction? But I don’t see it. The road just looks like a badly asphalted road now. So hopefully it’s a different company doing the side streets. And if it isn’t a different company is there anyway you can communicate to them what a horrible job they did on village and to not do it the same way on the side streets?

    Pretty sure Village is a VDOT street, not maintained by the HOA

    T8erman is correct. Village Drive is a VDOT street so no HOA funds were used to do the slurry seal on that road and we will be using a different contractor and a different process on the HOA owned streets. We will be using a rejuvenator, which is designed to replenish the oils in the asphalt. This should not make the surface rough.

    will the rain we are forecast to have delay the asphalt rejuvenation? It looks like Sunday night into Monday it will rain a bit but what about light rain? Will that delay it further?

    The asphalt rejuvenation in the Village Drive Towns and Milford Singles scheduled to begin on Monday, October 9th will be delayed due to anticipated rain. An update will be provided Monday once Tuesday's outlook is more definite. Vehicles do not need to be moved on Monday as no work will occur that day.

    AREAS B and C of Map 1 are on hold as of 10/10 due to expected precipitation 10/11 and 10/12. Please stay tuned to the website and push notices from the app for updates when these areas will be blocked for work.
    UPDATE: 'AREA A' is complete and once barricades are removed, streets are open to drive on.

    I thought they were going to paint the curbs as well? Or was it just the parking stripes?

    We contacted VDOT and made them aware of the botched job and they are working with contractor to resolve.

    Haven't seen an update on paving since the 9th on this site, except that inclement weather has moved the schedule. Since we may be traveling, any updates yet?

    UPDATE 10/12/17: Referring to MAP 1, work will begin on “AREA B” streets Friday, 10/13 and finish on Saturday, 10/14. Work will begin on “AREA C” streets Monday, 10/16 and finish on Tuesday, 10/17.

    ****ALL VEHICLES MUST BE REMOVED FROM THE STREETS AND PARKING SPACES, OTHERWISE THEY WILL BE TOWED AND RELOCATED TO THE SOUTHERN WALK POOL PARKING LOT AT THE OWNER’S EXPENSE.****

    What to expect:
    • October 13th Area B – By 7:00 AM, Remove all cars & close down the parking lot. Clean & apply the asphalt Rejuvenator. Leave closed down for over night.
    • October 14th Area B –At 7:00 AM Crack Seal & Repaint and open to traffic once paint dries.
    • October 16th Area C – By 7:00 AM, Remove all cars & close down the parking lot. Clean & apply the asphalt Rejuvenator. Leave closed down for over night.
    • October 17th Area C –At 7:00 AM Crack Seal & Repaint and open to traffic once paint dries.
    • The pavement must be 100% dry at least 2 hours before, all during, and for at least an hour after the application is complete.

    Painting the fire lanes is a separate contract which will be addressed either this November or in the spring of 2018.

    Map 1 Phase C delayed 7am Monday 10/16 due to wet asphalt. Work may commence Monday afternoon if pavement dries quickly. Otherwise will be Tuesday, October 17th 7am.

    Map 1 Phase C - crews will be on site at 1:30 today to perform asphalt work. Please move vehicles. Vehicles may exit roads when rejuvenator is wet, but product will track from tires onto concrete sidewalks and driveway aprons and on shoes.
