The e-mail came on Tuesday this week from Gena.Romasanta@fsresidential.com

I would contact her to get on the e-mail list. I plan to be there and would encourage as many of you to come that can. If we are voting on something then your voice needs to be heard. And Board members... we set up this special Announcements section for these kinds of items, right? One of you should have coordinated this.

The "assessment" part of the payment should be staying the same or possibly going down. If we are discussing a vote and/or legal matter then it likely has to do with the Openband payment and future telecommunications options.

Most of us pay Openband now for internet (around $83). If we get to choose an option for internet, the cost should be less than that and speeds should be dramatically better. Based on those simple assumptions, I would argue that our overall fees will be going down. Yes, its possible there are homes in Southernwalk that do not use Openband for internet but I think that is just a few.

But T8erman... if you know something I don't, please share more than just a one line comment?

Yep. Good news would have come with details. "Special meetings" about "legal matters" don't go well for SW residents.

Note today's email - does this mean residents are invited in after a vote to learn what they just decided?

    There were 2 important votes.

    1. The Board voted to secure an engineering assessment (study) of the SW community to identify existing infrastructure with a not to exceed budget (NTE) of $25k. This vote was approved and the study will begin shortly once a contract is signed. This is important because Openband is not providing the location of their facilities/equipment. This should also help complete the Easement documentation and purchase (exclusivity).
    2. The Board voted to enter into a bulk billing agreement (3 years) with Verizon for Internet only. There are a few caveats with this and steps that need to be accomplished first but the Board voted to move ahead with the agreement.

We do not have a schedule yet. There are a few key milestones that have to happen but a 9-month build out was the estimate we discussed for Verizon to be ready once they start laying wires. The engineering study that will happen first is likely to help Verizon so they know where the existing infrastructure is located. The speed of the internet will be Gigabit (versus the 100 mb we have now). Price for the Internet agreement is reported to be $65 a month. We do not have confirmation of final tax costs or the remaining HOA fee. The total HOA payment is estimated around $90 - $100 (that was not official yet).

Verizon will be attending a future HOA meeting and we will be notified when this happens. If you want to see the meeting minutes after they are approved, use the First Service website. It will be up to the individual homeowners that still use Openband to contact them and stop their service and turn in any Openband equipment once that is needed.

Mike - those are my quick notes, but anyone else that was there, feel free to correct or add to what I have.

When you say "bulk billing" do you mean the entire community?

Everyone currently under the southern walk Openband agreement yes. The contract is only for the internet but they said we can get tv and VoIP from Verizon as well

I am no lawyer by any means but how can they enforce the community into a new bulk agreement when the SWHOA was stood up solely for the OB telecommunications?

The legal documents that created the SWHOA corporation do not limit what they do solely to Openband. They are not specific to a company, but designed to oversee and manage a telecommunications service. I am no lawyer either but these questions and issues have been discussed in years past and the various HOA lawyers have confirmed too. This really seems to be the best path forward.

I've had Verizon Package for several years and have no issues with them.
