    This past year, the Broadlands Community Center (CC) Main Pool was repaired and updated. In order to complete work by opening day, we postponed repair/update work on the CC Wading Pool until 2019. Pool staff have reported that the CC Wading Pool is rarely used. With input from the Pool staff, the Board of Directors is considering installation of a Recreational Pool, providing more pool capacity for residents.

    The Board of Directors is seeking input from Broadlands residents on this project. There are three options:
    • Leave the CC Wading Pool as is - no updates/repairs - Cost: Minimal
    • Repair/Update the CC Wading Pool to match the CC Main Pool - Cost $18,000
    • Install a new CC Recreational Pool to match CC Main Pool - Cost $133,000
    Note: The initial cost of any of the three options would not affect residents' monthly assessments. In each case, the initial cost would be paid from reserves or members' equity.

    Option 1

    The CC Wading Pool would be left as is and only routine maintenance and repairs would be done to keep the pool operational. This pool is for small children only and is about 2’ deep. The decking would not be coated to match the rest of the pool area.
    Initial cost paid from operating budget.
    Ongoing costs paid from operating budget.

    Option 2

    The CC Wading Pool would be updated to match the CC Main Pool with new blue tile edging, new coping stones (the edge of the deck at the pool), plaster as needed, caulking and the SunDek coating on the decking.
    Initial cost paid from Reserve funds.
    Ongoing costs paid from operating budget.

    Option 3

    The CC Wading Pool would be removed and replaced with a 20’x40’ CC Recreational Pool with a depth of about 4’. The CC Rec Pool would accommodate volleyball, basketball, other pool sports and swim/exercise classes. Finishes on the CC Rec Pool and decking would match the CC Main Pool. The CC Rec Pool will require an additional lifeguard when in use for about $11k/year, paid from the annual pool operating budget (currently, $202k/year). The costs for CC Rec Pool operations (electricity, water, chemicals, etc) are comparable to current costs for the CC Wading Pool.
    Initial cost paid from Members’ Equity (part may come from Reserves).
    Ongoing costs paid from operating budget.

    I like Option 3. The summerbrooke pool is perfect for families and young children. Adding the rec pool provides another option for teens.

    Option 2. I am mainly concerned about the people who back to the CC Pool on Ventry Ct and Schoolhouse Dr. That distance can't be more than 50 yards between their back patio and the spot. A sports pool would be fun, but the noise and cheering from a water volleyball or water hoops game would be a nuisance for me anyway, if I lived there.

    Option 3. When we visit the CC pool there are often kids playing basketball and it would be nice if they could play in a dedicated area to avoid accidents and such.

    I like Option 3 also. I never saw a single person using the baby pool there all summer, and the older kids really like the basketball net that's in the big pool now. The only reason some kids go to the CC pool is for the basketball hoops. I asked my to my 2 teenaged kids about the sports pool and both said "YES! That would be amazing!"

    We support option 3. Although there is an initial cost and a recurring cost for an additional lifeguard, we feel it would be a worthwhile amenity for the community. Currently families with young kids are drawn to Summerbrooke pool, most others seem to prefer the larger Southern Walk pool with slides, etc. The addition of a recreation pool would give the Community Center pool a nice attraction that would be used by teens and others.

    Option 3 sounds great! That wading pool never seems to be used and now that our neighborhood has grown so much and the pools can all get crowded, it would be nice to update and maximize use of the Community Center. Also, would love to see a few more improvements: 1. An improved, paved, smaller designated eating area at the CC. 2. An outdoor volleyball sport court added to the CC grounds as well (behind/near the current grassy eating area?) 3. Ideally, would be nice if an outdoor shower/rinse off was encouraged to all people upon entering all pools. ;) Thank you.

    I support Option 3... and assuming Broadlands is about to "grow" we need the pool space and I really like the design (cost is reasonable too).

    Option 3 is the only sensible option. The pool on Demott is ready and purpose built for small children, so it doesn't take anything away, particularly if it has a low usage rate. Having the recreational pool would seemingly move much of the teen use of the main pool for sports activities (water volleyball, basketball, etc.) to a more appropriate, function built area and allow greater use of both pools at the Community Center by older children, teens, and adults simultaneously. The cost seems relatively reasonable and, as it wont affect assessments, it is an excellent way of improving Broadland's amenities and maintain or increase our home values too.

    Option 3. Whenever we go to the CC pool, it is older kids (i.e. 4th through HS) there. I think a rec. pool is a great addition for the community!

    Option 2 and save the planned investment $ for an unplanned emergency need in 2019.
