Resident Input Requested - Outdoor Fitness Area

    Did you know that Broadlands has two outdoor fitness areas? One located on Chickacoan Trail near Bluestone Court and one off Village Drive behind Becontree Terrace. The Board of Directors is considering whether to upgrade or remove the existing equipment off Village Drive. The wood footers have reached their lifespan and need to be removed or replaced and the drainage issue needs to be rectified.

    The Board of Directors is seeking input from Broadlands residents on this project. The two options are:

    • Option 1 - Repair/Update the existing equipment - Cost $20,000-$40,000 depending on equipment. Estimate of $20-$25K to install plastic borders, drain tile, wood fiber, and stationary equipment such as http://www.eagleplaystructures.com/?page_id=506 or $30-40K to install plastic borders, drain tile, wood fiber, and moveable equipment such as https://srpplayground.com/outdoor-fitness-products.
    • Option 2 - Tear Down/Remove all equipment, wood fiber and borders and restore area to turf - Cost $10,000-$11,000
    Note: The initial cost of the options would not affect residents' monthly assessments and would be paid from reserves or members' equity. The ongoing costs for option 1 would be updated in the Reserve Study and would minimally impact the overall budget. Average lifespan of equipment is 10-15 years. The ongoing costs for option 2 would be absorbed into the operating budget and would be minimal for routine mowing.

    Having lived on Becontree for over four years, I have only twice seen people use the fitness equipment (as intended). There are many younger kids who currently play on the adjacent Becontree street pavement with soccer balls, kites, frisbees, etc. that would benefit from more open space. The removal of the fitness equipment option (in its current form is hazardous) will be beneficial for both the children’s safety and most effective use of the hoa budget. Myself and neighbors have been saying such for years. Glad to see the board taking the proper action and improving the community quality of life by finally removing these outdated and unsafe structures.

    It seems a child friendly turf should be put in place to allow play time in the area. I have seldom seen it used

    Hello, I am relativity new to the Broadlands Community but from my experience here and else where that the sort of fitness equipment you are looking at rarely gets used. Why not invest in more open spaces for general activity and dog parks for resident use.

    I agree with the above comments. Spaces/activities such as this are seldom used, however the children in the community could use a safe place to play ball and other open space games rather than having them playing in the street as occurs now.

    I would like to echo the above comments too. I think the neighborhood would get more value out of a green space vs spending the money to upgrade the equipment.
