My response to that letter would be the photocopied pages covering pipestems, with highlighted portions talking about COMMON and SHARED.

I too live on a pipe stem and am having a similar issue with a neighbor. I even left a note regarding my concerns in their mailbox ;)

Just kidding, my pipestem is fine, the neighbors are nice and we have had no issues. As for snow removal I want to do the snow blower thing. Last year everyone just shoveled there part the best they could, no problems.

I agree a copy of the rules regarding pipestems seems appropriate.

However, I tend to be an escalation type of person and Virginia (Loudoun in particular) has very liberal open carry firearm laws. You are well within your rights to walk your dog armed and showing. If they really are French that should be the end of it

Yeah, we need to introduce a gun into this situation. Good advice...

I must admit that this thread is entertaining, but I think it is wise to keep in mind that there are two sides to every story, and we have only heard one side to this point.

Just tell them that this means war. They are French, and will surrender within minutes! :)

Trash cans and recycle bins should not be at the curb before 6pm of the day before, and put away OUT OF SIGHT (in garage or backyard) by 6PM of the pickup.

I have to interject something here:

The opinions expressed on this open forum are those of the writer, and not those of the HOA, the HOA Board, the HOA staff, the volunteer Technology committee members who maintain the forum, nor of the the company that hosts this forum. I trust I didn't leave anyone out who is officially connected with the running of the forum, if I did, I must mention that its not their opinion either.

Did I mention that the opinions are those of the original author.

Seems like maybe this person likes the confrontations. My recommendations would be...

Throw the letter away and just COMPLETELY ignore them. Take the high road (as much as it pains me to say this!). If they approach you in public, just walk away. Do not fight back, do not answer any of their queries whether written or verbal.

Respect their property to give them no further amunition.

Become really good friends with the other neighbors so they cannot potentially recruit them to the "dark side".

    Good luck!

Sounds like I need to bring my dog and his friends over to play in their yard [kidding...he's on a leash, we carry poop bags, etc. [:p]]

Good luck and the high road is the way to go! It's not worth the effort to deal with these sorts.

sounds like you need to go to arbitration =) Tell your neighbor to join the forums so we can hear their side of the story =)

If you don't feel like re-typing it, how about some excerpts?

    Dixie,

PLEASE DO NOT post that letter. While it may be great fun for the rest of the people here, it could cause you and the HOA legal problems. Save the letter, DO NOT throw it away, if you have the first, keep that too.

Take them both to Wes Schroeder at the HOA office and see what he says on the matter. Again, your only recourse now is arbitration as stated in the Declaration for Broadlands, especially since this new neighbor does not seem to be willing or capable of talking face to face without becoming belligerent.

I also would advise that you no longer post the problems you're having as this could also cause you problems if this neighbor decides to start reading the forums, and accuse you of defamation.

I now advise that you get a legal opinion on all of this.

NOTE: I am not an attorney, advice given here is only based on (hopefully) good judgement and prudence.
