Finish Broadlands Blvd.

    Does anyone know the situation re: completing Broadlands Blvd. towards Ashburn Village? It's only 50 yards to Faulkner Parkway and sinking or restringing the power line can't cost much. Is this primarily a county issue? What's the best way to help the process along? I'm not sure how much longer my shocks will hold out . . .

    Probably not in our lifetime there is an issue with one of the property owners and and a bridge must be built, besides all the county money is mostly going to schools not roads.

    Our County supervisors have let the developers run all over them and have not got nearly enough money out of them while NVRyan's Dwight Sharr has purchased one of the most expensive homes in the us last year in florida and it is just a vaction home.

    These developers Toll, Sharr etc brag about how the DC market is their most profitable. Now they want to cover western loudoun and stick the rest of us for the bills for schools and roads.

    This didn't work in eastern loudoun and this same thinking is not going to work in western, and these guys are laughing all the way to the bank.

    Huh.

    Is Broadlands HOA/Van Metre at all involved, or is this strictly a county negotiation? Clearly, with two four lane parkways stopping yards from each other, there is some kind of county plan not being fulfilled here.

    With eminent domain there should not be too much of an issue, unless there's something weird in VA law about it - sell the 3-5 acres of dirt road and abuttments for development, pay whoever owns the acre between the parkways whether they like it or not, enlarge the culvert that's there, case closed. Hooray for the common good.

    Or is there something else going on?

    Van Meter is proffered to finish the project. Right now they are in the process aquiring the needed land to make it a 4 lane road all the way. As of there last update at the board meeting Van meter had only 1 residence left to get the right away from and it looks like they were going to have to go to court in order to do this, but this may have changed in the last month or so ( I will ask at the board meeting on Tuesday). Once this is accomplished they do need to come up with a plan to cross the creek but my understanding is they already have a plan for this and that they are waiting for the last piece of property to take there plans to the county for approval. There is no money that is having to come from the county Van meter is footing the bill on this one (not the HOA). From Van meter (if I am remembering correctly ) they were looking at completion of the road end of year 2007 if everything goes as planned. My guess is it would be closer to end of year 2008 as they seem to be already having issues with getting the needed land and I am not sure how long a court case will draw the whole thing out.
    Like i said I will ask on tuesday and post back a reply as soon as I have the information

    Really no support needed ... the plans are in place, its just being held up by one property owner. FWIW .. VM wants to get it over and done with as much as we do !

    It was confirmed today, VM and the county finally got all the ROW sewn up. Evidently the county did threaten eminent domain, and the one landowner decided to take the money being offered, rather than risk getting half as much.

    VM hopes to begin construction this summer, expect one lane of alternating traffic through Shellhorn while the construction goes on.

    However, when its done, it still will not go all the way through to Waxpool. It will probably stop at Ashburn Rd.

    Evidently, Toll Brothers has not finished its part of Faulkner to VDOT specifications, and so it has not been turned over, and they won't open that road until it is turned over.

    However lets get that final piece built, then we can get our politicians to bring some pressure to bear.

    Neil, what about the other end of Broadlands, where it is supposed to meet Belmont Ridge Road? Any movement there with the landowner blocking the connection?

    From what I was given to understand, they do have a tentative agreement to buy some land to allow the 4 lane ROW. I don't expect movement there until 2007 or so, as I understand that there are other developments on the the other side of 659 that need to kick in some proffer funds.

    Thanks for the update. That's good news, and I'm glad to see VM seems to be much more on the ball than Toll Bros. - we had a contract with a TB house fall through before we bought this one.

    Any new updates here? It sounds very positive in this post, but here we are in 'Summer' and nothing seems to be planned or begun. Just moved into Broadlands this month and opening up Faulkner Pwky would be a great help!

    My understanding from VM is that broadlands Blvd will be finished to ashburn rd before we see Faulkner parkway opened up. Something about that road that VDot does not like and Toll has to redo. Not sure if they are fighting about it or what.
    As for broadlands blvd to 659 not sure what the im table is right now. Developer has not given us any new updates as to when they will begin constuction but i will be happy to ask at the next board meeting if I can not get an answer before then.

    Thanks for such quick reply Staci! I read your post and I am guessing you meant 'broadlands Blvd will be finished to broadlands blvd' to say that broadlands blvd will be finished to 659 Belmont Ridge?

    yeah my typing got a bit ahead of my brain. I corrected it now. I ment to Ashburn rd. As to connecting to 659 I will get an update on that also.

    Faulkner parkway is the road that runs through Farmwell hunt. When you are comming into broadlands via Waxpool (past Verizon) where you do that little dog leg, the road that is blocked directly in front of you is Faulkner Parkway. It will eventually connect to Broadlands Blvd at Ashburn rd and then broadlands Blvd will continue up past St Theresa's towards Safeway and on past to rt 659 Belmont ridge.

    Any news on why this construction started and now has come to a screeching hault? They build the bridge over the water and put dirt down, but I haven't seen anyone for about 3 weeks.

    It's supposed to be done "this year." Same for the Broadlands/659 connection. Of course I've been given the same response for three years.
