Broadlands Home Prices Going up!

    I was doing some research for a client today and I came across some interesting stats for Broadlands. There are only 12 homes for sale in Broadlands and Braodlands South. 7 are single family and 5 are townhouses. There are 31 houses currently under some form of, "Under Contract" and a little more than half of those are short sales. If this trend continues we may finally see some price appreciation!

    When you run a search in the MLS data base under just "Broadlands" you will not get the "Broadlands South" information. I ran both.

    So to clarify, there are only 12 active listings in the greater Broadlands Community.

    ahem- what i MEANT to say was the t8er household has a special exception for grand poobah bigwig status amongst all sneeches- star bellied and plain! :bow:

    and steve- THAT is great news! although it's gonna take a huuuuge bounce for us to recover... lol

    It's often listed as such..for the community.. including 'southernwalk'.

    But knowing if a house is in the north or south is a big deal to shoppers.. at least informed ones ;)

    Not to start a war, but after living in both the north and south part of Broadlands, I have to say I prefer the south. The H.T. shopping center is less crowded than the Safeway. I like the SouthernWalk pool than the Community Center pool. Just my opinion. But over all I rather live in Broadlands than any community in Ashburn. We have lots of trees!

    The south was built during the boom times. Most of the houses are built closer together, and were built faster.

    The property was also cleared far greater then the North.. which has much more wooded lots vs the lots in the south where only the 'edge' lots have backing to trees, etc.

    .. and then there is openband.

    As for HT.. I can get in a car and drive if I need to for that. I can't do that about my lot or my plot :)

    I don't shop at HT unless I have to anyway. It's prices are so ridiculous being 40% higher often then Wegmans.

    Relax darlin! It is a simple, honest question. Nothing more.

    I have lived in both the north and south Broadlands and each has it's merits.

    Do you have openband? No, because you don't live in southern walk. How do you know how "bad" it is. I've had many of the other services and it's not that bad. Can it be better? Sure it can. all of them can. Is it the worst? heck no. I've had some really crappy services over the years.

    Does the contract suck? Sure it does. but I signed into an agreement I knew about and to be honest I still believe I have one of the better services for what I use it for, the internet. I don't watch that much TV so the crappy TV doesn't bother me that much. Even still I've had many other cable providers over the years and openband is pretty much on par with them. Definitely not at the satellite level but still better than most.

    I'd still buy into this contract just for the internet alone. As I said I don't care for the TV. You can't beat my internet connection

    I don't care how good or bad the service is - it's a service I'd be locked into paying for if I wanted it or not. That to me is enough to raise concern.

    Meanwhile at my house I don't have a phone line because I chose not to. And I have Internet and Cable from up to three different providers of my choice.

    I wanted choice - and Openband doesn't provide that. Or customer service.

    The real estate MLS goes by the county tax record and they are listed as either Broadlands or Broadlands South. Most real estate agents don't know the difference. That's why a local agent is so important.

    Shim, if all you are going to do is post snide and unproductive stuff... you can keep it to yourself. You do this constantly and honestly we don't have to tolerate it.
