Broadlands North, South? Same community?

    I am just curious about the difference between Broadlands North and SOuth. North is the "older" part, South is newer.

    Do these two share pools, etc? Or are they basically two separate areas? Are they run by the same homeowners associations?

    Broadlands is Broadlands, no matter what part of it you live in. Yes we all share pools and events. The only difference I see if the southern part has a different HOA fee structure. It includes phone, cable tv, internet access, and lawn care for the front of the property. The north and south are all run by the same HOA.

    Hmm we are in Southern walk and have no lawn care included.

    As an nine-month resident of Southern Walk (in a Van Metre "patio" home), here's my summary of the situation:

    Lawn care depends on what type of home you have, not "north" versus "south." If you're in a Patio/Courtyard home, typically also on "private" streets that will never have VDOT designations, then I think you have lawn care provided within the Broadlands HOA dues structure. I think there are homes in the Overland Park section (which is in Broadlands "north") that have this service, not just the Longleaf section of Broadlands Southern Walk. Similarly, not all Southern Walk homes get this service because not all are Patio/Courtyard homes.

    As for the HOA fee structure in Broadlands "north" v. Southern Walk, the main HOA fee structure is the same and all HOA services (pools, trails, etc) are the same. But in Broadlands Southern Walk, there is also a sub-HOA that is responsible only for the OpenBand "smart neighborhood" contract. The sub-HOA has no other responsibilities. Under the OpenBand contract, all Broadlands Southern Walk residents pay a second fee to the sub-HOA solely for the built-in cable, phone, and internet services (whether or not you choose to use them).

    Bottom line: we're the same community.
