Broadlands Village Plaza Rumors

    Please be aware that the Original Steakhouse is NOT taking over any of his neighboring tenant's spaces!!!!!! This is a COMPLETE rumor and the Landlord has no intention of allowing this to happen. Please put a STOP to this rumor! Thank you!

    I know, but I just needed to get it out there that it is a rumor and nothing more.

    Any truth to the rumor that Saul Centers broke their non-compete clause of the lease contract with existing tenants by inviting new tenants who are competitors?

    I heard that the non-compete clause was not broken for one particular store up there because the clause was to keep out franchises.

    I read that as blocking a competing franchise of an existing store, not blocking franchises altogether. IE, a mom-and-pop deli would be allowed to open up that competes with say Subway but opening a Quizno's would not be allowed. I could be wrong.

    I’d be interested to know how Puccio’s was allowed to come into the center after Subway. My husband and I were very surprised to see a second sub shop open up over there. (This is in no way stating a preference of one over the other)

    We own a pizza franchise restaurant and when we sign/look at a lease, the “non-compete” clause is very important. It has nothing to do with another franchise or not, it has to do with the type of food that’s being sold. For example, because Bravo Pizza is there, Domino’s could not move in.

    Exactly, that's what I was wondering.

    From what I have heard, many of the businesses in the center are struggling.

    Thanks for finishing my thoughts, Geaux ... that's what I meant to say ... Something could move in there that sold sandwiches, just not a franchise. There was something I heard one time on the news that Quiznos's tried to keep a Mexican place out of their shopping center (I believe it was in another state), trying to say their non-compete clause was being broken because a burrito was a sandwich.

    Every tenant has an oppurtunity to negotiate a "non-compete" clause in their lease. It is up to the tenant to do so, if they choose not to it's fair game. You are right regarding Subway and the Deli... Subway's lease states that we can't put another franchise in such as Quizno's but nothing about a mom/pop deli. They serve very different types of sandwiches in each place, the concept of the sandwich may be the same but they sure don't taste a like!! :)

    Restaurants are struggling all over Ashburn I am sure because we have too many of them. I am sure some are doing very well, but when you look at the number and types of restaurants we have here it's amazing more have not closed. Plus we have many, many more coming to Brambleton, Southern Walk, Ryan Park, Ashburn Crossroads (by Food Lion) and eventually Moorefield Station.

    Not to mention the countless Greek, Chinese, Indian and other strip mall places.

    I am very happy we have so many choices and can go to many nice restaurants on a Friday or Saturday without a long wait locally, but there is no way they can all survive with that level of competition. I fear we will see many closing within the next year.
