    We have put our house on the market--so if you are, or know someone, who is looking to move into Southern Walk...our townhouse is the beautiful Van Metre Broadmoor model, ~3000 sq ft...lots of upgrades...Backs to trees. 4 BR, 2 Full Bath, 2 1/2 Bath.

    Looks nice - but when did they build a lake here in Broadlands?

    I think that lake is connected to the one in the next picture - the one in front of the Nature Center. The photographer must have used used a special lens :D.

    those are stock photos they "had of the area". You know how those cameras work--they can make "anything" look big! *zing*!

    We had a great showing for the open house yesterday and were offered multiple contracts---everyone wants to live in Broadlands!

    Thanks---now if you know anyone who is getting ready to put their house on the market around here that's a single family, low-to-mid 600s....let me know :) Love the area--just needed more space!

    Would a single family really cost only $150k more than a townhouse? I heard about a SF house up the street that sold for high $600s with an unfinished basement. I think low-$700s would be more realistic.....

    Yes... the THs in the south are so huge they demand money that is SFH money elsewhere.

    There should be plenty of options under 600 - the problem is availability!! Broadlands inventory is always very tight and if you have a specific price target you have to be able to wait.

    We only waited about 4m.. my friend who did the same as we did.. ended up waiting basically a year to get the house at the price he wanted.

    There were numerous properties listed in the 600s in a simple search.

    We were at a very dicey price point on this house. We had nothing in the way of comps in the immediate area to have a great of idea of how much we could ask---or even how much we could get. we definitely took a hit from what we paid for it...but for the size of house you get, sometimes you forget there's another house attached to it.
