    Hi,

I am a resident at Broadlands, and I would like to build deck for my townhouse.
I'd like 12x12 or similar size deck on my second floor.
I called Loudon deck and sunburst, these company estimate around 4k.

Does anyone know reasonable contractor? Or should we go back to the builder?

    Thanks.

$4k doesn't sound terribly high, but you could probably find a little bit cheaper.
May I suggest you simply search these threads for people/companies and start calling.

    Hi T8erman,

I read old threads, and send massages to contractors for estimate.

    Thanks.

I got few responses from deck contractors and cost is around 4k(12x12).

I guess it is fair price at ashburn. Thanks.

We are looking into replacing our existing wood deck with composite. Was the 4K estimate for building a new wood deck from scratch? That seems like a really good price. Did you decide to work with Loudoun Deck or did you find any other vendors? Thanks.

ajb... sounds like you could just replace your floor boards with composite or Trex type of product... should not be that expensive. HOWEVER - what you need to look at is the floor joist spacing. Composite deck may require floor joists to be 12" apart rather that 16" for wood. You may end up having to install additional floor supports. And the composite railings are really expensive, so you could get away with just replacing the top rail with composite and then staining the rest.

Thanks for the feedback - I appreciate it! I reached out to Loudoun Deck and am waiting to hear back.

    Ajb,

I am sorry I have't look this forum a while.

I choose my deck at "Scott deck"

I got 5 different estimates. If you choose wood deck, Loudoun deck is best price and excellent estimate service.
However, Scott deck give us Trex deck with great value. 13x12 around 5k
