Flagstone Patios

    My wife and I are looking to have a flagstone patio installed in our backyard and are looking to get multiple quotes. Does anyone have any companies they would recommend?

    Suggest you do a SEARCH on here - youll find many recomendations for companies. Also a suggestion - go with Stamped Concrete instead of flagstone. You can get the same effect at a much cheaper price.

    and be careful with any choice you make as far as life expectancy, maintenance, cost and durability. I personally would place stamped concrete toward the bottom of most options given issues with these that I have seen with a couple of jobs. And as for cost, concrete is not much cheaper around here from the quotes I got. I went with Pavers and have been thrilled. But with Pavers, one of the keys is installation. It has to be done right to ensure long life. And I suggest getting at least 3 quotes as I found prices on this stuff fluctuate wildly.

    I had our front walk and stop done over in stamped concrete a few years ago and have been extremely pleased.

    and from my understanding, that is one of the big considerations with stamped concrete - the size of the project. For a front walk and stoop, it could work well. But when you get into wider and larger areas of concrete, you have to "break" it up with seams otherwise you increase the risk of cracks and damage. That is where costs increase a lot with concrete, because to do it right, you need a lot (and the right kind) of re-enforcements like steel re-bar.

    We put down "blue stone" flagstone about 6 years ago and have been perfectly thrilled with it. It's light color keeps it from getting too hot to walk on in the summer. In the fall, it stores the afternoon warmth and is cozy to walk on in the early evenings when temps start to fall.

    Durability is great. We opted NOT to seal it, with no regrets. It's installed on about 2 feet of leveling base and then stone dust. We did NOT mortar the joints - so drainage is great. And no, we don't really have a problem with the patio chair feet in the joints...all joints are about 1/2 to 3/4 inch wide.

    In the very cold winters, you will see a slight amount of heave on corners of a few stones, but once the ground thaws in spring, they level back out (so don't be alarmed your first winter). After 6 years, we have only had to relevel 3 stones - which is easily done by lifting with a crowbar, adding a little stone dust in low spots, and reseating the stone.

    Really, I think you'll be happy with the results - oh, and always make it bigger than you think you need.....


    I cannot agree more that the secret here is a good, experienced crew. It may cost you a little more up front for that experience, but over the life of your patio - it'll save you.

I do highly recommend against stamped concrete and I speak from experience. There are better options/material to chose from.

    Todd - Just curious, you are the President of Rock Water Farm, but are you also a resident of Broadlands? Is Evergreen Mills Road in Broadlands and I am just not familiar with it?

    I am just wondering what YOUR YARD looks like if you are in the neighborhood and how jealous I would be.

    Evergreen Mills is not in Broadlands. It is a back road between Leesburg and Arcola.

    If you took Ryan Rd past Brambleton for a few miles you would end at EM. If you took Belmont Ridge past Brambleton for 4-5 miles you would end at EM.

    got it, I know exactly where you are talking about. I go that way all the time, just obviously not paying attention to the street name...

    I have moved back and forth between Ashburn (Quail Pond) and Evergreen Mill Rd and unfortunately do not have a "lush" landscaped property. The business is very good at taking up all of my time. Perhaps I can just consider the area my "yard" and as we landscape each house it looks better :).

    We had a very negative experience with Holloway. They did do a beautiful job on our patio (when they showed up). The deck and gazebo was a nightmare - the gazebo was never completed. We were lied to repeatedly, and blatant/obvious errors were made, which we had to fight to correct. Everything looks "acceptable" at this point, but I'm sure we could have paid the same to another company to do it right and without the headaches. Ironically, we were warned about their shady conduct beforehand.
