    First Rob the Honorable Stevens Miller will be one of the most honest and honorable politicians this county will ever see. Be careful what you say about Mr Stevens on these boards he is highly respected by almost everyone here. Get to know him before you dish him and he lives right here in the Broadlands. That makes me very angry when you go about saying things about someone you probably never met and certainly don't know a thing about him.

    As far as what you think about me I could care less.

    You are just fishing around here and other boards to find potential victims so you can fleece them out of their homes. Should I show everyone the private PM you sent me a week ago. So get real here!!!!

    I've got absolutely no problem with you showing people the PM I sent you. In fact here it is:

    Alright, you busted me. My fiances father has invested in pre-foreclosures off and on for over 20 years. You're right, it's a very sad situation and the part I struggle with most is how I will be perceived by other folks. As I'm sure you are aware, there are a lot of crooked investors out there who would screw someone out of their home and not think twice about it. While I want to make money to support my family through this venture, my first goal with every homeowner will be to keep them in their home. I would not be able to sleep at night knowing that I could have helped someone save their home but instead put myself first. There are programs that many homeowners facing foreclosure don't know about that could help them save their home (your boy W is only putting a band-aid on a small part of the problem). The first thing I would do upon visiting someone in this situation is hook them up with a non profit Credit Counselor.

    I have a mentor (fiances father). I have a number of equity partner prospects that I'm considering. I'm starting talks with the real estate agent that sold me our home in The Broadlands. My company has relationships with several title companies and attorneys who can provide me with the NOD information I will need.

    I like to think of it as a way for me to help people who otherwise would not have any options but foreclosure. I know there are plenty of people out there doing this, but I believe that I'll offer many homeowners help that others investors neglect to provide. IMO, the mortgage lenders are the ones who are really responsible for this mess and I think they should be the ones who play a big part in fixing it (and I plan to make them pay!;)). It will be a part time thing at first and we'll see how it goes from there.

    As far as The Broadlands foreclosures go, I'm fully aware that by the time the general public knows about the foreclosure, it's already been scouted out by every investor in NOVA. I know other parts of Loudoun County are experiencing high foreclosure rates but I personally have not noticed this in the Broadlands.

    Talk about putting a spin on things? I've never seen anyone exaggerate the truth more than you.

    As far as Mr. Miller, you shouldn't talk. You don't know me or anything about me and you insulted me by calling me a vulture. How is that any different than me calling politicians vultures?

    Why is that? I am pretty sure it is public information. If they can auction foreclosure property from the courthouse steps, I am quite confident you are not violating any moral or legal obligations. Ah well.

    Then you are never going to be able to retire with money and probably should talk to a financial advistor. History has shown that the stock market has always out performed the housing market. Housing HISTORICALLY has only performed .3 better then inflation. Unless you get a market like we did several years ago, you are not making alot of money.

    webeadams the ghost town you see over there is largely a causality of the construction industry slowdown. Many were Hispanics who lost their jobs and most likely have moved on and just left the home to foreclosure. The area will have to go through some kind of revitalization to make it an stable community again. Hispanics by nature are very home oriented and love homeownership and take pride in their properties. If these turn into rentals from the foreclosure artist it might deteriorate even further as renters don't always take the pride in the property like an owner. IN any case it is going to be a long long time for that area to improve. Especially if those homes are rented to durg addicts and low life's so the foreclosure people can get something until the foreclosure artist either go under or the area starts to turn around which is going to take a long long time. What would be nice if the feds would come in and fix the homes up as lower cost housing for our teachers and fireman etc those homes could be really fixed up very nicely. But if the foreclosure people get a hold of it you can kiss all that goodbye and possible further deterioration do to just getting anyone in there to rent. THere are just too many empty houses there for that area to turn on it's own for a long long tome.

    But a federal housing program project could save that area for the much needed less expensive and very nice housing we need in this county.

    Come on Silence there are some very successful ones all over the country.

    But just as I was typing this you gave me an idea Silence.:happygrin:

    What about habitat going in there and buying these homes up and turn it into a community that everyone can be proud of. For better then the vultures getting their mitts on this. Also habitat has the machine to make this happen. Thanks Dog I am going to give them a call after the holidays and throw this idea out there and volunteer my services. Perhaps we could even make it a group effort from these forums and others. Whar an wonderful present to the county if we could supply beautiful housing to our teachers fireman and police etc. and it is a great location.:clap: Hey you are good for something Silence Dogood ha ha ha ha:)

    Amazing what happens when your first instinct isn't to call in the federal government (i.e. have a huge bureacracy take money from private citizens and mismanage it) and instead look to non-profits, individuals and community organizations to help neighbors in need.

    Great idea, Lee. Let me know how it goes. My family will chip in with work.
