Future Developments around Broadlands

    Has the sign on Claiborne Parkway across from the Village Center (Safeway) always said, "Coming Soon - Broadlands Town Center"? I can't remember if it always said that or is there some "news" about that site at the corner of Claiborne & Broadlands Blvd. I've noticed some survey stakes in the ground there recently. Anything new to report?

    The one I've been to (albeit in a different state) was just a regular old grocery, like Giant or Safeway. Nothing special... Sorry to be a bummer! Maybe this will be a "Super Harris Teeter" ;)

    Tech Head-

    Drove by it. I think it is different. The previous sign read "Broadlands- Future Commercial/Office Center" or something to that effect. It said "commercial/office" on the sign, i'm almost 100% sure.

    So, now to call it a "Town Center" is rather interesting (with the rash of "town centers" flooding into the County). Maybe now that they have Clyde's, they think they can make it more impressive than just commercial/office. They have to remember that this Clyde's will be surrounded by an asphalt parking lot, while the one at Reston is in a true Town Center location. Not to mention the gosh-awful looking school admin building....

    Good observation on the sign. Probably wouldn't have noticed myself...

    To check out Harris Teeter, you can go to the one off of Ashburn Village Blvd and Russell Branch Pkwy. It's very nice -- just a bit higher priced than Wegmans.

    It still amazes me that there is going to be a Giant at Ryan Center, and possibly a Harris Teeter on Wynridge -- so close! At least there will be many choices.
    Re: the Moorefield Station website listed in the first post here -- it is pretty outdated, although after my meeting with the head of the project earlier this year, there will be quite a large amount of development here, including -- yes! -- another supermarket!

    What I can't believe is that they're still listing Loudoun Station as a 3rd Qtr 2006 delivery ... they haven't even started site prep there ...

    BTW ... the Bank of America is now open over at the Ashbrook Commons shopping center over in the Village.

    What I understand Loudoun Station is in for some major rezoning more residential and less commercial. They are going to start road construction any day now.

    Here's the latest link on Moorefield Station. It's being developed by Peterson Cos., which is the company that developed Fairfax Corner. There's nothing about a supermarket on the site plan; perhaps that's in a future phase.

    Thanks for that link. That pretty much shows development that is east of the current Ryan Road. When I met with the planner earlier this year, it was more focused on the area to the west of Ryan Road, which is called Moorefield Green (an area of Moorefield Station). This western area is being developed by Toll Brothers, and includes a supermarket (or SOME sort of food market) in the town center.

    You might be thinking of Loudoun Valley estates II, which will have a supermarket and small/medium shopping center (nothing comparable to a town center). Toll has already begun site work there and has been working on the southern section of Claiborne Parkway (from Ryan Road to Loudoun County Parkway--eventually). I believe Moorefield Green is a portion of the Moorefield Station development and is residential. I believe that Toll has begun site work for that as well; they've torn down trees on the west side of Old Ryan Road.

    Actually I am familiar with Loudoun Valley II... hmm... I spent about an hour with Scott Berger earlier this year -- he is with the Loudoun County Department of Building and Development (Planning Division) and the head planner of Moorefield Station. I did see all the plans for the proposed community. I thought for sure that there was an area west of (Old) Ryan Road that was mixed use (residential/commerical). I know he did show me a place where there is supposed to be a grocery store at the intersection of what is now (Old) Ryan Road and Loudoun County Parkway.

    Ryan Road is going to be relocated to the west somewhat anyway (in a different configuration than shown on the website's site plan), so maybe we are talking about the same place. I did look at all the plans when there were "Public Notice" signs up all along Ryan Road. Not sure if the plans are still available to the public, but I have Scott's # in case you would like to talk with him. He seems to be very personable.

    Update Loudoun Station

    Berms for the Regency to be started mid Sept 2005???

    Shellhorn rd to be started oct 1 2005 they hope to have road done by winter??? or it will be finished next spring.

    I heard they are rezoning less commercial more residential.

    Trees coming down right now on shellhorn across the useless data centers that destroy the look of the landscape from the toll road, anyway, anyone know what is going where they are taking trees down???

    That is such a cool map. Here's a link to more up-to-date info on Moorefield Station: http://www.shopmoorefieldstation.com/. Also, the link for the Broadlands South center did not work.

    There are rumors here in Brambleton that the Harris Teeter will open in late October. The parking lot has been paved and plantings have gone in along the berm. Also, the Chevy Chase Bank may be open by the end of September (I think that's overly optimistic).

    Toll Brothers continues work on Loudoun Valley Estates II, including Claiborne Parkway south of Ryan Road.

    I wonder how happy the people in those beautiful neighborhoods are going to be when Claiborne Parkway and Loudoun Parkway rip those neighborhoods in the near future. Again extremely poor planning by the county and Developers when their projects are not in a major pud.
