HOA Violation - visible garbage can

    Neighbor - send an e-mail to Maureen, mburns@broadlandshoa.com with the address of the house. She can verify if an application was submitted and if it was approved.

    As for whatever you decide to do with your garbage can, if it involves any "structure", it will also need to go to the Modifications Sub-committee for approval.

    Why not go out a buy your own garbage can that will fit in your garage? You are not required to use the one supplied by New Vision. I bought one at Walmart. it is tall, but not too big around, so it fits easily in the garage.

    Thank you again for the suggestion. I write the following in the friendliest tone. Zip, Zilch, Zero, Nil, None, Nada room in the garage. I have only ONE choice, put one of my cars outside OR put my trashcan outside. Even the smallest of trashcans will not fit in my garage. Plus the amount of refuse that my growing family produces in a day usually fills the NV can in a couple of days. Again, Any suggestions (BESIDES behind the house, side shed, and GARAGE)?

    Trust me...I have to retract side mirrors on the SUV and suck in the gut just to fit the car in the garage and be able to get out of the car.

    The biggest complaint I have about these houses is the size of the garages. I look at houses built 10 years ago and the garages were always huge. My parents house has a garage I would kill for. As it is now I can barely fit my volvo in there and it's not the SUV. I don't know how anyone fits an SUV in these garages.

    Our trash can is also outside but I put it right inside the fence and that completly obscures it from view.

    I think a fence is a great idea. Is it too late to ask Santa for a fence? I think that will be the final resolution.

    it sounds like these houses have smaller garages than my townhouse. I was pleased to get a 19x19 two car garage on a townhouse--and it seems to fit everything i need (i have to back a car out to get the can out--but it fits in there nicely otherwise). But to have a SF home...and not have room for a trashcan is unsat. but this is the kind of crap you don't htink of when moving into a house!
    i read an article in the post last year talking about how some homes built Maryland were built with 17 foot wide garages--and not only did people not have room for trashcans...they had to back one car in just to fit 2 cars IN the 2 car garage and be able to get in and out of both cars. and the picture i saw--these weren't SUVs!

    Leave a car in the driveway with the garbage can between that and the garage. Helps keep it from blowing over too. And make it an old beat up car - that will give your high maintenance neighbors something else to complain about and they might forget the garbage can. Do people really not have anything worse in their life to worry about than a neighbor's trash can?

    Personally, I do not want to see big green blocks of plastic all over our community. They are ugly looking and in the event that they do get knocked over (accidently or not) trash can be spread all over the street.

    Plus, EVERYONE signed a piece of paper that said they would abide by HOA rules.

    I also do not believe there are any valid excuses either.

    I also have the 2 car garage with 2 doors and ended up having to leave 1 car in driveway because both cars wont fit. 1 car is small size sedan and other is mid size sedan. The way this garage was built the only way to pull both cars in is to angle one car to the right as otherwise you cant access the stairs to get in the house. I've thought about tearing down the stairs and rebuilding to the side but even then dont think will give much additional room. When I put both cars in garage I could fit garbage can inbetween but have to move 1 car to put garbage out. I even had a garage organizer come to see if they had any suggestions and they couldnt figure out any way to get both cars and garbage can in.

    The architect that designed our garages should be forced to live in one of our houses. That should be his/her punishment for cutting costs in an area used daily by most people. Oh and I’m sure the designers loved being able to advertise an additional 30sq feet of living space (that I use very infrequently).

    It was funny, When our house was being built the builder, from complaints from existing homes that were having serious problems getting their SUV's into the garages, decided to make a change. Fortunatly we caught it. They were trying to push the stair way in the Parkdale, Winterset, and other models of the Parkside collection into the house by about 2 feet. This was to allow more room. But they did not take into account the poor design. In our case, a winterset model, pushing the stairs into the house by 2 feet made it impossible to place a standard size washer and dryer in the house. If you go to stoneridege and check the wintersets they sell there you can see that the architect has actually modified the winterset layout, and other models in the parkside collection, so that the stairs actually go into the house therfore allowing for more room in the garages.

    I could not believe they were just going to make that change without informing the home owners. Luckily we were able to sign an "opt out" because we caught it in time. Sure I can't fit an SUV in my garage but at least my washer and dryer fit in the mud room.

    Interesting, isn't it? We all have these big houses, some with useless space in the HUGE master bedroom, but we have to squeeze washers and dryers and other things in their designated space. One would think with 2,000 and 3,000 (and many larger) square foot homes we would have plenty of room for everything.

    speaking of washer and dryer...you should have seen the looks on the faces of the two guys from lowes who had to carry my HE washer and dryer up to the top floor of our TH when we moved in last year!! Guess i should have got the elevator option! :)

    of course...does anyone with a front loader HE washer up on the top floor of their townhouse have a problem with it sounding like an earthquake when that thing gets spinning??? :) i thought we were under attack the first time that thing got rolling on High...i dove for cover :D

    woopity, we're in a SFH with an HE upstairs and yes... the house shakes. My boys think the rooms next to the laundry room are a carnival ride. I actually turn down the spin speed with hopes of keeping the windows in tact.

    i kinda wished i'd listened to the guy at lowes who told me it might happen...but i was so excited to buy a new washer for our new house...yeah well... i always run it at MEDIUM speed at the highest..and it seems to help. i just wanted to shake out all the nailpops in that first year!:D

    I am wondering what type of HE W/D you have. We have the GE Harmony and our laundry room in on the top level vs. the middle level mud-room.

    I am 99.99% certain that when we had it installed, Sterling Appliance added some "buffering material" to the basin pan.

    But back to the topic - I agree with T8erman, visually it does have an impact on the esthetics of Broadlands to see the big blocks of green plastic. However I understand the frustration some folks may have, especially those who may not have a garage (Parkdale model) large enough to accomidate two cars (SUV Sedan etc) - but the rules are the rules.

    So are trash cans allowed to be stored behind the house? Isn't that still in public view - or is it that the 10 houses that can look onto that one house are considered private?

    A house behind us has stored their trash can in back for months now. Aside from their horrible lawn maintenance and non-legal steps, we get to view their trashcan out our windows and everytime we are in the backyard.

    It's been on my mind for awhile, so thought I'd ask!
