Worked for me.. I offered 3% to buyers agent, and the listing service with sign, lockbox, etc.etc only ran $450.00.. You become the sellers agent.. No more going back and forth between realtors to get the job done.. Only downside is you're responsible for showing the house..

Also, you can hire an attorney usually for $1000.00 or less to handle any legal issues and/or closing..
