I haven't because in my neck of the woods I saw not one house doing what I would like to do, not even close.... and as I know that uniformity is what is strived for, I figured I would not have a shot, but hey ... I'll try ;)

Just because no on has tried doesn't mean it isn't allowable. ;)

    A. I doubt it. Should I look into it?
    B. OK.
    C. You have no idea how much time I've spent on this. It comes down to one thing: Pony up the cash for a lawyer to sue Van Metre. I don't have that kind of money, do you? What have YOU done about it? Contacted any of your elected officials? Done any research?
    D. Try and re-energize it if you miss it.

Bare in mind this thread was started in early April when my grass was a foot tall! It took a while.... but they have done a good job catching up and yes, our grass looks good too.

You will be happy to know that if you plan to use only plant materials, no stone walls, fountains, statuary, walkways... you do not even need to submit a plan to do landscaping. I also live in a townhouse and my front and side yards are planting beds...shrubs, plants...trees and perennials...no grass!

The contract with HLS calls for cutting every 7 to 10 days weather permitting

    Cliff,

Just wanted to let you know that the common areas around my house have been looking great, even with the wettest May in recent history!!! Now if I can get the dang spool reloaded on my dang string trimmer, my yard could look as good.

Also, all of my branches overhanging our sidewalk are now trimmed to 8'. I hope that the HOA gets on residents (and HLS) to make sure that all of our sidewalks are clear in a similar way. I walk commonly around twilight, and if you aren't paying attention, you could get a twig in the eye. Also, kids on bikes are susceptible to running into low branches. If you want a "task force" to trim back the branches, I could get some extending gas powered saws from work and we could cut back the offending branches.

Again, I really appreciate how great the common areas are looking.

Is there anyway to get VM to cut the grass on the top of the "sledding" hill on Truro Parish across from Sunoco? That looks like crap and I feel bad for the folks who's windows look out onto that. Shouldn't they have to follow the HOA rules? If so, who is going to write them a violation?

    VM follow the HOA rules?!?!?

HA HA HA HA HA HA HA. Now that IS funny!

As it is not HOA controlled property, it does not come under HOA guidelines.

That's funny, when I saw it I thought the grass was left to grow intentionally to cut down on loitering over there.

But our HOA is Van Metre controlled. So they have the ultimate say in our lawn/home upkeep, but do nothing to the Old Stone House. Nice boarded up windows. At least paint the boards.

Well, now you couldn't see them if they were! and for the stone house, it's a shame they are letting it rot.

I wonder what is the reason Van Metre is letting the stone home alone. I find it hard to believe they would let it rot away for no reason. It does not look like it would take much to make it look good from the outside. Is there serious structural damage??????? As far as the hill if it is coming down shortly I can see why they are letting it go. Large builders usually have reasons why they do or do not do things. I am just curious as to the reason especially on the stone house.

T8 when you say things like that about VM they probably will never relinquish control until hell freezes over or they have absolutely not one thing left to build or maintain.:devil2: I am sure they read these boards ;););););)
