Leaking window`

When it rained hard yesterday, one of our windows leaked a bit of water. By the time Van Metere got out to the house, the leak had stopped and the repair person said they could not find anywhere it was leaking from and to call when it happens again.

Does this sound reasonable to anyone?

 

We had the same thing happen during the hurricane and yesterday as well. The water seeped in directly above the window handle.

After the hurricane, they came out and looked at the windows and ended up caulking around the outside of the window a little bit. Then yesterday, a couple of other windows leaked too. We haven't called VM yet. Of course, they plead ignorance and say that "this shouldn't happen." Really, windows aren't supposed to leak? Give me a break. If this continues, I'm going to demand new windows. These things are cheap.

In addition, you can definitely feel a draft around the window. It's slight, but noticeable. That shouldn't happen.

 

Keep after the builder! We built with Trafalgar (now Beazer) and they worked with us for five years to resolve one leaking window. We got new window treatments twice, new carpet once, new windows twice (once upgraded), and fairly decent response. The squeaky wheel gets the grease, but you also have to be willing to work with them nicely (rather than being nasty from the beginning).

I am also in a Dogwood in southern walk and have had leakages around the doors in the family room - I haven't noticed any in the kitched - yet. I didn't even know they were leaking until another Dogwood owner came to my door and asked me if I had this problem. Her leakage was much worse than mine and she said that several other dogwood owners had the same leakage problems in the same area - doors in the family room. I've reported my problem to Van Metre - nothing has been done yet. The lady who came to my door said she thought it was a basic design fault in the dogwood. VM have tried to fix her leak several times but it's still leaking. So my warning to you - don't settle until they fix the problem.

We're having every window replaced in Southern Walk townhome....a different window leaks every time. The caulking fixes aren't cutting it. My towels stuffed in the windows just don't cut it with my decor any more...and I don't own that many towels! Stay on VM, that's what we've done....unfortunately, I don't think it's confined to just our house.

Just to confirm, you're only having the lower panes replaced correct? As opposed to the entire unit?

 

Yes, and I'm interested to see if that resolves the problem!

 

If you think it may be the window itself as opposed to the install, and they are Patriot windows, you'll do much better dealing directly with the manufacturer. You can reach them at 800.220.2021. I had a few windows crack, and they either sent new sashes or had someone come out to replace them without a problem. They were extremely helpful and easy to deal with.
