Need Advice Looking for Home Appraiser Recommendation

    I am looking to have my home appraised to possibly begin the home selling process...any recommendations???

    What your home will appraise at and what your home will sell at are not totally related. My suggestion is to find a good Realtor who knows a lot about this area and will tell you the truth about the market not necessarily just what you want to hear. If you can get her I HIGHLY recommend Bonnie Selker. She will help you understand the whole process and if anyone can sell a house in this market it is her!!!!!!!

    I know of a home appraiser. He is my realtor's son. He lives in Broadlands so he might be a good person to get in contact with.

    I used Maria Lo Bianco when I purchased my house. She has over 25 years experience as a realtor and lives in Broadlands. She might be able to save you money if you do decide to sell your house. Check out her seller's package on her webiste http://www.flexableres.com or give her a call. She did a terrific job when we used her to buy our house.

    I totally agree. You also can get a good idea of what price to set for your home by visiting similar homes for sale in this area. You can do that with a realtor or visit open houses on Sundays. Focus on homes like your own as far as number of bedrooms, finished/unfinished basement, about the same age, etc. Also check the listings of homes sold in the area in the past few months to get a feel for the price range of homes already sold. List prices are one thing but what you really need to know is what the homes are actually selling for.

    Also begin preparing your home for sale by fixing anything that needs repair, neatening up landscaping, getting your knick-knacks packed up, and clearing out closets so they look their roomiest. And clean, clean, clean: baseboards, cabinet doors, the front of appliances, and more. A clean, uncluttered home sells much faster than a comparable home filled with stuff.
