Loudoun Station & Moorefield Station

    Hi All - As we were driving down Shellhorn a few days ago we noticed a couple of new signs went up along for the Loudoun Station development. Or maybe they've been there a while and I'm not at all observant :) Does anybody have any insight into what exactly Loudoun Station is going to end up looking like and when it might be completed? I dug up a blog post from a few months ago saying they want to downscale the development to almost half of what was originally proposed and then use the other half of the land to build a minor league baseball stadium (http://dulleshomeguy.com/loudoun-stations-baseball-stadium/). Considering a baseball stadium is a major part of the Kincora project up 28, building one along Shellhorn seems REALLY random and a poor use of space. Sounds like they want to eliminate nearly all of the office space as well which is probably going to come back to haunt the community once Metro arrives.

    Likewise with Moorefield Station on the other side of the Greenway. They look like they've nearly completed building some huge apartment buildings there but the most recent info I can find on the rest of the development dates back to around 3 years ago. I wonder if that's now being scaled back to nothing but a glorified apartment community. It would be fantastic (especially for us Broadlanders) if the development around the future Metro station ends up being somewhat of a major job center years down the road, but it seems like everything but residential is falling by the wayside. Are we destined to a future of super high residential tax rates with virtually no commercial tax base to help support the county?

    I'll sum it up: The Moorefield/Loudoun Station projects when done will make Ballston look like a suburban strip mall.
    I've got the latest plans, renderings, etc. for Loudoun Station. Call me and stop by if you want to see them.

    The commercial real estate market isn't good right now. When there is a demand for office space, believe me, someone will build it. Look at all the "see through" buildings along the Toll Road and Rte. 28. Vacancies will have to come down substantially before you see office buildings popping up in Loudoun County. Give it time...

    2020 probably is a decent estimate... maybe 2017. I am involved in the metrorail construction to Reston. MWAA is currently working with another contractor to design Metro to the airport and Loudoun/Moorefield Station. Given the office space vacancies here I'd imagine these buildings won't pop up until Metro is at least under construction. But I don't Kincora or one loudoun will hurt them because honestly I believe companies will choose a highway and a metro over Rt 28 and Rt 7. Just my opinion.

    Yes, and when they say 2016, the target date is closer to the end of 2016 rather than earlier in the year. It won't be a surprise if it slips to 2017.

    Have the site maps been updated anywhere? I don't see any retail names out there about Loudoun Station. Curious since the first set of residence will be ready to move in soon

    I have to admit, I'm proud of you, Cavalier! This is exactly what we've been trying to show everybody. There is no commercial market now, the vacancy rates are very high. Metro is designed primarily to move commuters out of Loudoun, hence it benefits FFX and DC. With lower commercial revenues, it means you pay.

    Ah, back when I was on the Planning Commission I had building plans as well as the color glossy brochures. Unfortunately, I didn't keep them.
    I imagine they have websites.

    People seem to be using the names Moorefield and Loudoun Station interchangeably. The station at 606 has no residential now, and I don't believe it's zoned residential

    Only picture I could find, look out Brambleton Regal, it appears another theatre is coming your way.

    Based on a April 2011 press release, I think Cliff's statement that the Comstock property would make Ballston look small is an understatement:
    "Located on Metro's anticipated Silver Line extension to Dulles International Airport, Loudoun Station will, upon completion, integrate more than one million square feet of Class A office, over 300,000 square feet of restaurants, shops and service-oriented retailers, a 200-plus room hotel, and approximately 1,500 luxury residences."

    Wow, is that what people moved to loudoun for? Tyson's? this is disgusting, typical Virginia, No Tree Left Standing.
