New Broadlands Section - Parkgrove

    Has anyone heard any information about the new Parkgrove section? It's going to occupy the wooded area on Tururo Parish down to Bemont Ridge.

    What a shame! That area of Broadlands is so beautiful and natural. It will be a shame if all those trees are taken down and replaced by rows and rows of houses less than 5 feet apart. :confused:

    Don't know if you live in Broadlands, but if you do chances are where your house is once used to be beautiful and natural! I've been here almost ten years and have watched acres and acres of woods stripped, blown up, scraped out, and backfilled.
    The density in that section is about one house per acre, although all the lots will be closer to 3/4 acre.

    Ohhh that really would be sad to see all that go away. Is quite a pretty drive from Glebe View down to Belmont Ridge Rd. Would hate to see it all bulldozed for more houses on top one another. Maybe with the market slowing down, building will be put on hold? We can hope...Or maybe the builder will indeed make those lots larger and more appealing?

    Really, Cliff? I wasn't aware that there are one acre lots in Broadlands? Anyhow, if Van Metre is building on this new section I imagine the houses will be closer together than the existing houses in that area. Just my opinion...

    YMCA has been out of the picture for a while now.

    Most of the individual lots will be less than an acre. The overall density for that section is one house per acre. There's 52 houses on 52 acres. (or it might be 50 on 50 or 51 on 51. Can't remember the exact number.)

    The plans did get pushed back. They intended to open that area last summer, but put it on hold due to the slowing market.

    Yup ... I remember when we moved into our house on in the Van Metre area Marsh Creek Drive. The houses across the 'creek' were used to not having anyone living across from them, it was all woods for about three years or so.

    We moved in, and while glancing out the window of our family room which looked out over the creek, happened to catch the resident of one house walking around buck naked. Turns out that they had no blinds on that side as there was 'no need'. Wasn't a pretty sight, I can tell you. :hurl:

    They eventually put up some sheets once they figured that people had moved in.

    :mad: Is there a way to protest this? It's such a shame that all those beautiful trees will be torn down!! We've already expanded enough for goodness sakes. Let it be!

    What are you talking about? It has nothing to do with having mine so you can't have yours. People have already complained when two new high schools needed to be built. Belmont Ridge is already a dangerous road, so now they want to add more houses and more people to congest the road even more!! People are complaining about the amount of deer we have around here and hitting them with their car, like it's the deers fault that we are taking away their territority. I just think there's a limit to how many people can be put in one area and we've reached that.

    It's called a master-planned development. Broadlands was approved for X number of homes by the County. They have only built Y number of houses so far. So, they have (X-Y) number of houses left to build.

    The County has approved it (years ago!), it was planned from the beginning, and it would violate the rights of the property owner (in this case, the developer) to take away his development potential which has already been approved.

    Saw bulldozers parked over there today!
    Amazing that MORE homes are going up when there are so many homes for sale and taking MANY MONTHS to sell already.

    Though I am sure the homes will be lovely, I'd worry about a home right next to Belmont Ridge like the ones in that Waxpool Village neighborhood. One day I bet Belmont Ridge will be expanded and some folks may end up with a 6 lane busy road in their front yard! Have seen this happen with Route 123 in Fairfax near Lorton. Time will tell I guess.

    Stopped by the sales center just for fun yesterday. They will be building the Windsor collection (the big houses that they have in Lansdowne) on 3/4 acre and acre lots if I remember my facts straight. Everything on the left side as you're heading up to Belmont is coming down, although she said that all the lots would back up to wooded/tree conservation area.

    Also, the new section of single family homes on the other side of Claiborne from Stone Hollow - should see folks moving in there in early fall.

    Don't you think that there were folks in Sterling Park 30 years ago bemoaning the building of Countryside? I remember Eastern Loudoun when there was nothing from Sterling Park to Leesburg.

    I noticed those trees down the other day. And its been hard to miss the 4 or 5 semi-trucks parked on Claiborne the last few days. I wonder where all those deer will move? Every time I drive on Corson I see at least 6 of them.

    I was here also during that time, it was called "the boonies" out here. I'm just stating that there has to be limits to the growth.

    Growth is great but just have to make sure the area does not get over-staurated. There are still plenty of homes in this area that have been for sale for MANY MONTHS with MANY price drops.

    I've often wondered the same. We've seen as many as 10 together at one time during the dusk/early evening hours. They're quite a little family - one time we were lucky enough to see the buck. I suppose at some point we will stop seeing them altogether.
