New Broadlands Section - Parkgrove

    Yep... I've seen him. I'd be happy to feed him and his family in my yard, but I have no hostas. Just boat-loads o' birdseed.

    jeez, it's just dissapointing when your neighborhood is being completely torn down.
    but who know's? it may great, new homes, more people, and our schools are filling up.
    i just wished they let some tree's up, cause i love the natural virginia feeling i get driving down belmont ridge in the fall seeing all the different colored trees.

    Well, I for one have always kept an eagle eye on what is going to be built here next and if you look at the map on the HOA site you'd see that this area has always been in the yellow for future SFH development. It was amazing to see when Claiborne ended at waxpool and a vast dirt site with no houses on it came into view. You know, back then.....

    That being said, every time I come into/go out of the back entrance of Broadlands, I always say to myself and my occupants that this has always been a beautiful introduction to our community - kind of like coming into the VIllage off of Rt. 7, yes that has changed a bit, but it is still nice. I wouldn't want to live next to BRR, as I like to sleep with my windows open on nice nights, but even where I am now, it is too freakin' noisy to do that. Not to mention the car/truck exhaust. Also, building on those kind of slopes will be more expensive for the builder and more of a headache for the future home owner, what with retaining walls to be built, heavy settling over many years(wow, all those nail pops over and over again,) and possible drainage problems.....okay maybe 3/4 - 1 acre - yeah I'd pay for that, but not here.

    Best yet, you will pay a premium for the lot sizes and whatever trees you have left(3-4?) Plus larger electric and gas bills due to the loss of the trees. I do not see how 900k-1mil houses will sell in this market. Personally I think they'd do better building out the SF houses (on the left of Claiborne past the townhouses going towards Croson) first and see how fast/slow they sell.

    Where across Belmont Ridge? I live in Brambleton and might be able to fill you in. On the NW corner of Belmont Ridge (BRR) and Ryan, Centex and Beazer are building condos; the ones currently being built are Centex. On BRR, north of Briar Woods by the Parks and Rec association, Brambleton group is building playing fields. The first section of North Star Blvd. (Rte 659 realigned) has opened to Ryan Road. The second section of North Star (from Ryan Road to Creighton Road) is supposed to open soon. Also, BRR south of Ryan will soon shift to the right (as you're traveling south toward Evergreen) and the current BRR in that section will be shut down and rebuilt.

    Is there a neighborhood going in near Broadlands Blvd. and Belmont Ridge Rd.? Just wondering if there are any new neighborhoods being built in Broadlands that will not include the OpenBand package besides multi-million homes. :) I know...wishful thinking.

    If I remember right, Van Metre has planned for SFH on that location, and it won't have OpenBand since its in Broadlands North.

    We are thinking about moving from our SFH in Broadlands North to Parkgrove, and I am interested if anyone else in the community is planning on upgrading. We stopped in this weekend, and the prices were a pleasant surprise. I mean we expected them to be $1 million plus with the lot sizes and amenities, but they start in the $800s and come nicely equipped in the $900s.

    We have all sorts of space issues now, especially when it comes to garage space for the cars. Having a four-car garage would help immensely, especially as I get ready to invest in a classic SAAB to tune. Hehe! And having the family up for the holidays would be so much nicer with a some more space.

    Again, I am interested if others are taking a look, too. If so, please let me know. Also, I read above that the community will not be part of the much maligned SWHOA and will not have OpenBand. The folks at VM said the same thing (after conferring with each other) this weekend, but I'm not the trusting sort when it comes to VM. Anyone know for sure?

    to my knowledge Parkgrove is not part of the OB/SW HOA mess - however the courtyardII homes off croson are part of the OB network...but we are talking about Van Metre so buyer beware.
