Anyone notice the sign at the corner of waxpool and ashburn village parkway?

Looks like they are putting in an IHOP, Fuddruckers, PotBelly, another starbucks and ... can't remember the 5th one.

Looks like we finally have somewhere to go for breakfast.

Glad to see an IHOP in the Ashburn area finally, plus they're usually 24 hours, so somewhere else to go other than the fast food drive-thrus at 12 AM.

However, another Starbucks ?? It used to be that a strip mall was not a strip mall without a Chinese restaurant, now the requirement is that it has a Starbucks.

That's actually the corner of Ashburn Village Blvd. and Farmwell, across from the CVS. And the other restaurant is the Ale House.

I am all for new restaurants in the area, but how many will be able to survive with so many new ones going in? Will all the strip mall restaurants lose out? Will the larger chain ones lose out? As it is now does Ruby Tuesdays in the Village have a good crowd? Everytime we have been there it's been wide open. I know many are hoping to cash in on the lunch crowds from the AOLs and MCIs of the area, but how can so many restaurants be supported in this area (I guess people can ask that about the grocery stores too)? In addition to all the current restuarants we have the following coming in within a year or so:

    Safeway Shopping Center
    Orchid Thai
    Mazza Grill
    NY Deli
    Zarou Mexican Restaurant

    Broadlands South
    Glory Days
    McDonalds
    Thai Restaurant
    Amercian Flatbread
    Taco Bell
    Bear Rock Cafe

    Brambleton
    Subway
    Homeplate
    Rigatoni Grill
    California Tortilla
and many more once the Town Center opens

    By the Hotels
    Pizzeria Al Forno
    Five Guys
    Sorrento Grill
    Masala
    Moe's Southwest Grill
    Additional large restaurant

    Ryan Park Center
    Panera
    Chipotle
    Ledo's Pizza
    Applebee's

    Clyde's in Broadlands

    Moorefield Station
    PF Chang's
    additional ones

Not to mention all the news ones in the shopping center by the Ice House.

There's bound to be a shakeout if the owners didn't do a good survey of the area to see if their business would be viable.

What is really weird here in Pittsburgh, is how an OUTBACK (of all places) could fail. The restaurant was only 3 or 4 years old, and it evidently closed within the second or third year. A Chinese buffet place didn't make it either using the existing building.

The only reason we can figure is that the place is ONE BLOCK past where all the mall traffic goes. Its the only building in that small area, with alot of parking, but it must be something about Pittsburgh, as people did not want to travel that extra block or two.

A lot of the chains will look longer term for success. They can afford to take a loss the first few years to get established (and keep out competition). You also have to look at the longterm build out of the area. Brambleton alone will have over 6000 homes. That's a lot of people to provide business for the shopping center.
In the grocery store business, the rule of thumb is one grocery store per 1800-2000 rooftops.

I have been to Not Your Average Joes many times. (Used to live in Boston.) I enjoy it! Very kid friendly as I always had my then-baby with me and met another mom who had twin babies. I used to really like the margherita pizza. (And the beer.)

I will definitely be happy to have them close by!!

Bob Evans wished to put a restaurant in the Dulles Town Center areas. They wish to put it between Rt. 50 Chantilly location and their Leesburg Mall outlet location.

    We'll see.

    Re: New Restaurants

:mmm: There is a new Anita's Mexican Restaurant in Leesburg across from Del Rio Mexican Restaurant on Route 7. It just opened about a week ago. They will have full breakfast and menu items like their Vienna location. Del Rio is a Salvadoran Mexican Restaurant that is also excellent. No relation to Del Rey opening soon to Broadlands Shopping Center.

Both are good for various Mexican food.

Well,we for one welcome the restaruants! I can't tell you how many times in the past we'd go to the Cascasdes area to eat when there wasn't much available here; 9/10 times we'd have to drive to each one as they always had a wait list for an hour sometimes an hour and a half! It was extremly frustrating.

Yes some will survive better than others, but just as vacliff pointed out...the entire pipeline of homes previusly approved by a different BOS, have not all been built yet.

We'll be interested to see how Del Ray is. We always did like Anita's so it's good to see them in the area. One day we hope to head back to vienna (where we lived eons ago) and try to get into the Vienna Inn for their fabulous Cincinnati Spaghetti. Service is like you're in the outback or somthing - get your own drink, take your billk up the to bar, and once I had a waitress take my baby and give it to another patron sitting near us so I could eat unencumbered! True foodies will go far and wide to feed their hunger:)
