New runways at Dulles

    It is unclear to me where the two new proposed runways will be in regards to Broadlands. I for one, do not want anymore air traffic and think if they build a runway with flight paths over our property it will directly impact the value of the homes.

    Having said that, I saw a small map of the proposed runways but again am not sure about the relation to broadlands. Anyone?

    One of the runways will parallel the predominantly east-west runway that gives Broadland residents the most headaches. However, it will be south of the existing E-W runway, and thus, I would presume it would not increase noise/traffic to us.

    The other runway will parallel the existing north-south runways but will be closer to Broadlands. This runway will essentially parallel Clairborne Parkway as do the current N-S runways, but will be closer to us. Again, I would presume that the traffic from this new runway would not increase noise/traffic to us.

    That being said, more runways will likely translate into more flights. However, those new flights, as well as some existing flights which currently cause noise in our neighborhoods, will be diverted to the new runways.

    For what it's worth (not much), I estimate that the Broadlands is further north and west of the words "Aerial" above the map.

    Just my thoughts. Any other views?

    I doubt this will affect property values here. If anything will affect our value it will be the economy's stagnation, Loudoun's inability to draw new business, and the pre-existing over-inflation of housing prices in this area.

    I think the current level of aircraft travel is far below where it was when I first moved to Ashburn in 2000. I think after 9/11 the amount of flights reduced dramatically. I hardly ever hear the planes anymore. I do see them lining up at night but I just don't notice the noise. In fact I get more noise from the Greenway and Claiborne! At least the plane is come and gone. The road is forever.

    The new runways will not have any impact on the Broadlands. Most of the planes that fly over us have departed off of the northwest facing runway (runway 30-12) and have turned northbound to depart the area. Our airspace overhead is very congested because of National and BWI being so close, and the departure and arrival corridors that the air traffic controllers have to work with is very confined and that is why they turn the airplanes northbound so close to the airport instead of routing them a little further west over rural areas. That being said, the new 30-12 runway is further away from us and if used for departures, the airplanes would be a little bit higher by the time they were overhead and therefore be even quieter than now. The new north south runway will have no impact whatsoever on the Broadlands because we are actually close enough to it that the airplanes will already be "lined up" with the runway.

    I've live in Ashburn since 1988, starting in Ashburn Farm....Broadlands is a big improvement over the Farm, as I heard a lot more airplane noise over there than here in Broadlands. I agree with Homer Simpson, the noise from the Greenway and Claiborne is worse!!!!

    Only on occasion have I ever heard a plane fly over loud enough to pay it any attention. When we see planes flying over, they tend to be way up there!

    Now, we used to live in Herndon, and the planes were practically landing on us then!

    It strikes me as funny that anyone living here would be concerned about any possible negative impact from Dulles - after all IT was here first. As with any airport in a developing area it's only natural that it would need to expand as the surrounding area grows. Consequently that should have been a consideration before buying a home in this area.

    Living near an airport doesnt necessarily increase it's use, nor should it.

    I agree with cjfj. We all knew the airport was here when we bought here. Just as we all realize one day the greenway will most likely widen so too will dulles traffic increase. 45 years ago they decided to put Dulles where it is now so I would be out of the way. Now people like us buy houses near it an complain about noise?
    Yes, this also strikes me as funny.
    The layout of the runways have no bearing on the noise. It depends on where the aircraft is headed. They may take off north along 28 but turn west bring them over us or head east and we wouldn't even know about it.

    OP: I agree -- I don't see what the fuss is. Dulles is pretty darn quiet. Only occasionally can I hear a plane take off or land, and that is when I try to hear it. If it gets too loud, we can fight it the way that the people who live around REAGAN airport did. They got its service hours restricted.
