recommendation for repair of leak around window

    One of our windows has a leak when it rains. The wall on the side of the window gets wet and it seems like the leak is coming from somewhere else and running to the window (but I'm not sure). Looking at the outside, I don't see any place for the water to be getting in, but the wood around the window looks like it's rotting. Due to the window location and the areas of rot, I'm not sure if the leak is on the side of the house or coming from the roof.

    Does anyone have a recommendation on who is good at finding and fixing leaks like this?

    If your windows are from Patriot and depending how old they are - they had a recall or defective window shipment to here in Broadlands. We called two years ago and filled out a form and were able to get new windows shipped to us.

    Thanks for the reply. I don't think they are Patriot windows but that's good to know.

    I think the problem is an installation problem since the drywall is wet around the side of the window rather than water coming in through the window.

    This can be a hard one to find the answer to. We were getting wet drywall near the top of one of our windows. I tried peeling back the vinyl siding and caulking around the window - no luck. I looked for gaps in the siding further up the house and to the roof line - nothing. I peeled up the siding up the side of the house until I found a gap in the sheething that ran the length of the house (between the first and second floors). I patched it up with a few tubes of caulk and some heavy duty metallic duct tape. No problems since.

    You may want to call a handyman but I would expect a trial and error process.

    most of our windows leak or have in the past -- we are in the Ryland townhomes off of Demott. It really p***es me off that they did such a horrible job :( Our house has only cardboard sheathing and no house wrap too... good times!

    I couldn't believe it after I moved in and was wondering what that cardboard looking stuff was on the inside of the unfinished garage wall.

    Me too - no house wrap. This is the draftiest house we have lived in - makes it feel colder than the houses in Chicago despite being 20-30 degrees warmer outside and less wind.

    I curse the young pups that bought the thing, did not make the upgrade to the house wrap, did not get the leak fixed in the first year by the builder, and then flipped it to us after a year for $100K more than they paid (back then a 35% gain).

    If a good hail storm hits, the house wrap is going on.

    The house wrap was discounted by Miller and Smith as not needed because they built with the thicker sheathing. Which is correct, the wood they used was thicker then normal, but the gaps in the joints were pathetic and without the wrap... goes right through.

    We have an issue on one outside wall I'm just scared to death to crack into and see whats going on.

    Hi,

    I have tried several time over the last couple of months to reach Tom Hoover. He has not responded to messages left on either the office phone or the cell phone.

    I'm still interested in recommendations, but at this point, I will probably try Apex Roofing (based on Cliff's and other recommendations in the siding thread).

    Sorry that you could not contact Tom Hoover; but he was in South Carolina--I believe over the holidays. Try again--I am calling him regarding some work also. He will call you back.     Hi Signifer,

    We had a similar problem at our old house where a window had leaked and we had a good deal of rotten wood and wet drywall. We used Ronald Jimenez of RJ Painting & Drywall - his company did a great job and he'll call you back quickly! I don't know anything about the plastic wrap though... His company also did quite a few windows for a friend of mine. He's very good to work with.

    We had a leak around one of our windows last night. We called Kirk at Apex and he came out today and fixed it for us. He was very nice and we were glad he could make it out with all the rain.

    He was very reasonable and professional and we are asking him for a quote on another unrelated issue. We would recommend him!

    We have two leaks (wet drywall areas near windows in our sunroom) due to the heavy rainfall over the weekend. Not sure if it is from the windows, roof sheathing, etc. I intend to contact Tom Hoover for an estimate but was wondering if anyone had any other recommendations for estimates? Does anyone have the contact info for Apex mentioned here back in 05/08?

    We have the same problem. We used Apex to fix a piece of broken siding and were happy with Kirk and with the work. I guess I need to call him to fix our own leaky window. It doesn't leak under normal circumstances but did with those high sideways winds we had on Saturday. :(

    Check to make sure your gutters are clear too. If the gutters are clogged even just a little bit, with the amount of rain we have had with some of these storms, a significant amount of rain water tends to back up and flow down the siding, and into the walls.. and generally the seams near the windows are the weakest so the water leaks in.

    I just called the office number and the voicemail message from Kirk says that he will be out of town until Saturday. It also said that he would be checking messages and he will call you back.

    In the townhouse we owned, we had dry rot in the decorative piece above the windows and in the wood around the windows. This caused water to come into the house around the window. Once we had the dry rotted wood replaced no more problems! it was a very easy fix and cost about $250 for 2 windows. (probably would of been cheaper if the decorative piece didn't have to be specially made.) unfortunately, the guy we used moved to work on Katrina projects.
