Need Advice Remodel Question for Realtors

    My husband and I have a 3 BR 2.5 bath home in Broadlands (not sure of the model name, but it has the Master BR on the main level and two upper bedrooms).

    We will likely be selling the home in the next couple of years. However, we are considering turning the upstairs loft into an additional bedroom/bathroom combination.

    Does anyone out there know if and how much this may impact resale? I'm assuming it would be a positive change, but it might help swing us one direction or the other to know for sure.

    In general if you update your kitchen and baths you receive on average about 50% back on every dollar spent when you sell. However changing a loft should get you a larger return on your investment if it is done correctly. However if your loft makes the whole house and converting ruins high ceilings and open space then you could see very little return on your investment. In some cases it could actually hurt your homes resale value. I would be happy to stop by and take a look so I can give you a detailed estimate. All such consultation are free and I know some great contractors you can talk to if you need help with the project.

    Steve- I have a good question....I know that more and more people aren't using the Bathtubs in the MasterBath but opting for larger showers instead. I am wondering if taking out the bath and enlarging the shower would be smart? We certainly could use that!!!

    I am interested in hearing the response to the tub question myself. I am seeing a larger shower in a few model homes in Brambleton but the builder is not really offering that as an option. I would really like to get rid of my tub too since my shower is so small.
