I have seen people run that stop sign constantly from the road that feeds onto Claiborne.

Personally, I would like to see people be cautious at EVERY intersection! There are alot of bad drivers out there.

I think the 98% leased is likely based on square footage.

FYI - the Season's Cards & Gift Shop is open. If you're facing Safeway, it's on the left. They have some fun & unique things in there.

Looks like "Fins & Feathers" is a go! Sauls updated their site and has finally included Starbucks. Fins & Feathers is there as well.

Does anyone know what kind of store "Easy Color" is?

    What is Fins and Feathers?

I think Easy Color is a hair salon. However, I could be wrong.

I was thinking that Easy Color was a hair salon, but it is just an odd name.

Fins & Feather is a pet store.

One of the few remaining storefronts in phase I is going to be a scrapbooking/stamping store. (I know because my wife is opening it ;)

Should open in Mid-December ... Next to the Sushi place!

Sure... From the tone of this forum, it's more welcome than the ABC store or the matress store :p

As for me, I'm happy it's next to the Sushi!

I'm very much for the ABC store. Drinking in America is not a crime YET!

I am all for this shopping center I think its great, but I dont see the need for Two cleaners, two starbucks, 3 places to get hair cut, and 3 places for Aisan cuisine. Its to bad Saul did not use some disgretion in who they let lease space in their shopping center. Not to mention you can find a starbucks, Chinese food, and a nail salon in EVERY shopping center in Ashburn. Its nice to see something differnent like the Fins and Feathers. I hope the shopping center that will be tied to Clydes will offer something different.

J12toad - my sentiments exactly! That's why it's a laugh when they call our developments planned! Not planned when it comes to shopping centers! There is absolutely no variety whatsoever. I can't understand why there is a Starbucks in Safeway and then another one. It's nice that there is a card/gift shop! We really need another drugstore up in our area as well!!

You would think with all the families in this area there would be a 24 hour pharmacy.

I think too why so many dry cleaners - especially if they are all ridculously expensive.

    j12toad-
There is no shopping center tied to Clyde's. It is a stand alone facility. The remaining property between Clyde's and Claiborne Parkway is unsold commercially zoned and not zoned for retail.

So, to comment on the "planning" of the planned community...

Saul is compelled to do one thing: keep businesses in their stores! There is no other motivation. Generally, they will "seek" a strong anchor, often a Grocery. I'm just gratefull it's not another Giant!

As for the other(s).. the main requirement for being a tenant, is to provide a service that generates traffic to the center. THAT is their motivation. Saul, in fact, is one of the most expensive land-developers, because they have the reputation for keeping customer-traffic high, based (in part) on client selection.

So, while I too would rather see some variation in the offerings and less duplication from neighboring centers, the only way i can see to improving the diversity of stores is:

a] constant mail to the BF Saul property management folk (as they are currently leasing the phase II space now)
b] don't go to the stores you don't like. eventually, they will fail to make sales forcasts, and will be forced (or asked) to move/shut-down.

'Course, having said that, what _might_ happen is that the Subway, Starbucks, nail/hair salons et al will close in the Claibourne Giant center and move to the safeway center (which is what happened to the Super-fresh center when the Giant opened...)

Will have to wait and see.

Meanwhile, gotta go to the Village for some ABC's... I'm fresh out.

Just walked over to the ABC store yesterday. It looks like it's going to be as big as the one in the Village maybe a little bit bigger! Woo-Hoo!
