Settlement cracks in walls and moulding

    We purchased our home about 2.5 years ago (I think it was built in 2005 or 2006) and we are noticing a TON of long vertical cracks in the crown moulding and in the walls. Tons of nail heads showing through the paint on many walls and quite a few in the ceiling.

    Has anyone else experienced this? Is this normal? Is there anything we can go back to the home builder for on this? I know it was built by Van Metre but I'm wondering if there is any normal warranty for settlement marks and nail pops and such.

    You normally see those things earlier but it's not unusual when the house settles. We had an earthquake a few years ago and it was felt as far south as GA and up the east coast. So maybe that is cause...

    For a TH, The warranty is for 1 year. (I don't know what it is for a SF) Van Metre does a home inspection 11 months after the house is built and fixes those issues then.

    Yeah, because most builders are too cheap to spend a couple bucks more for screws that would prevent most of the nail pops. As for crown moulding, most painters use really cheap caulk which doesn't flex as much and will eventually detach and you'll see a gap. Seams opening up in drywall might not be as preventable, but it's also probably somewhat related to quality of materials.

    Crown molding separation is also an indication of low humidity... a whole home humidifier can help prevent much of that too. Nail pops are common and sounds like no one ever fixed them in your house. You would need the original paint if you intend to fix or re-paint the walls after you are done.
