Traffic Lights?

    I am all for some more stop signs since we are limited to really doing anything more than trying to increase the fine on the major roads and putting stops signs in at through roads. A good place for a stop sign is at the elementary school entrance at Mill Run.

    I am sure there are other places that could benefit from it as well.

    no one stops at the stop signs that are on ridgeway right now the way it is. Generally a slight slowdown to see if there is a car coming then that's it. I doubt more stop signs will fix it.

    Actually, we're not talking speedbumps, we're talking a different idea that would shift the road from the left to the right and back again which would slow down those coming down roads like Demott.

    Yeah they have those in the UK. They don't work. People were flying down those things like mad when I was in London last year.

    Homer that is for private streets. The county and VDOT will take up the cost on the streets they maintain. If you live on one of the private streets in Broadlands the HOA said once a street is turned over to the HOA we will consider the instalation of speed bumps if all residents of the street request them and all residents are willing to pay the additional cost for instalation and maintenance

    Yes.. the through roads people have to drive down to get to their part of the neighborhood. The 'arteries' of the neighborhood that are residental streets rather then 'highways'.

    I don't have a problem (IMO) in my part of the neighborhood because we don't have those kinds of roads. Closest is Demott which itself doesn't have any houses on it.

    Just a quick note ... from an offline conversation, it appears that people are assuming that I'm just ignoring suggestions, or offers of help.

    Its just that after two years of being on the board, and 6 years of living here, I've seen and heard them all (almost), and in the end, the offers of help evaporate, and the people who were making the suggestions were suggesting that someone else do the idea they came up with.

    I guess I'm getting burnt out with the constant the 'HOA should do this', the 'HOA should do that', and then hearing screams when the HOA fees go up $5 a month.

    At the annual meeting in May, board seats are for three year terms.

    The Broadlands Newsletter will have information on a firm date, time and location. Also I believe you should receive a letter announcing the meeting.

    Currently, one seat (mine) will be up for reelection. I am meeting with Van Metre next week to see if we can turn the HOA Board over to resident control at the Annual Meeting in May. If this occurs, 3 more seats will be available.

    I would assume those who have expressed dissatisfaction about the board may want to step up. Here's their chance. Also, when does the developer step aside? Isn't it when a certain percentage is built out? I think it is high time for Van Metre to go.

    And if not step up to a board position then at least show up to vote and or send in a proxy. The small turn out we have at any of our meetings board, Developers updates, annual etc is so small it is hard to believe we live in a community this size.

    Rest assured that I will avail myself of every opportunity to discuss the issue of Van Metre's attempts to keep control of the HOA Board if they do not agree to allow the residents to assume control in May.
    I don't want to type it all out here, and I'll see how my next meeting with Van Metre goes. If anyone is truly curious, give me a call and I'll explain it to you.

    Isn't it an automatic transfer of control after x% of the homeowners have settled? Why would Van Metre want to keep control in violation of the docs after that percentage is met?

    Long story short:
    They made an amendment to the documents several years after they were recorded that gave them an additional several hundred votes and took away votes from the apt complexes. I believe the amendment made was illegal, and incorrectly done, and should be voided.
    If the amendment stands and no changes are made, Van Metre will essentially remain in control for several more years.
    I've been doing quite a bit of research on this to see what we can do. It's unfortunate that these HOA documents are written so one-sided to favor the Developer.
    I'll keep you posted on the results of Monday's meeting.

    Well, today there were two accidents (albeit minor) at Claiborne & Broadlands! One during morning rush and one in the evening. Keep dragging your feet guys - you're going to be sorry when someone is seriously injured or worse!

    There's an electrician-in-training (currently in the fourth grade) who will finally fire those suckers up. In 2015.
