    With the heavy rain we just had we noticed water leaking on through one of the second level bedrooms (left some mold too!) and I am wondering if the windows are under a manufacturer's warranty as this is only year two. The first leak we had was in our bump out in the kitchen and we noticed it before the one year was up and they came and replaced the whole window.

    Ahhhh, bump outs... Good luck. I have several friends who have had this problem. It is usually do to poor workmanship. I would certainly try the builder first even if you are out of the 1 year warranty.

    If you are in a Van Metre home then you could be up for free window replacement. We were noticing a lot of leaking in our windows by the first year warrenty walk thru. I was also noticing this pink gunk on the top of the ledge that use use to pull the window up on the lower window section. The window people came out and took one look and said that every window in the house had to be replaced. Apparently when our home was built back in aug-sept of 2003 there was a bad shipment of windows from the factory.

    They came in and replaced the bottom of every window in the house and checked each window that was leaking to make sure that there was not other problems. I have not seen water in the windows after that.

    If you see this pink gunk on the top of the lower window section (or even if it's discolored in any way) that is a sure sign that your home was part of this bad batch. Call VM customer care and demand that they fix it.

    The gunk was on the lower bottom where the window first moves away from the sill.

    It should be interesting to see if VM will even talk to us since this is outside of 1 year, but we will talk to the warranty company and go from there.

    Try asking VM the name of your window manufacturer, I believe it's "Patriot Windows". One of our bathroom windows developed a crack on the inner pane, with a little research we found out the manufacturer has a 5 year warranty on their products. I know your situation has to do with a leak but it may be worthed to look into whether "Patriot" was the manufacturer of your windows. Good luck!!!
