    This has been with the tech committee for some time, and recently edited. Help out the community and provide comments, edits or even entire sections to the Broadlands FAQ! We'll even put your name next to your section if you want. For edits, just 'copy and paste' and show a new edited section so I can just copy/paste your edits easily into the faq. Ditto for new sections.

    1. About the Broadlands

    1a. What is the Broadlands and where is the Broadlands located?

    The Broadlands is a master planned community in Northern Virginia located west of Washington DC, about an hour away if going by light traffic. It’s close to many of the major technological areas, mainly Reston, Herndon, Dulles and Tysons Corner. The community is master planned with walkways, playgrounds, pools, tennis courts, a community center and a nature center among others. We’re only a few miles away from both AOL’s Headquarters and the new MCI/Worldcom complex. The Broadlands is also only 10-15 minutes away from Dulles International Airport.

    The Broadlands residents take pride in our community and hold numerous events throughout the year. There are also many committees within the Broadlands where residents get together for meetings, events and outings.

    1b. How do I get there?

    To visit, follow the Dulles Toll Road West to the Dulles Greenway. Turn left on Claiborne Parkway (exit 5) and follow straight into the Broadlands community. To visit the Nature center and the model homes, continue straight on Claiborne and cross Waxpool. The model houses and Nature center will be on your right.

    1c. What type of housing is available?

    The Broadlands is split between the Broadlands North and Broadlands Southern Walk. The Broadlands North has finished construction, but there are always houses and townhouses for sale and rent. There are numerous sellers in the area, Long and Foster, CC Sells, Remax, etc. We can’t recommend any one or the other in this FAQ, but feel free to ask on our Community Forums for questions or referrals. As of October 2004, townhouses in the Broadlands North have been selling in the mid 300s and single family houses selling in the 400s on up to the 700s. The Broadlands North also has a large apartment complex just off the Greenway called The Arbors, check with them for availability and pricing.

    The Broadlands Southern Walk, which has it’s own HOA separate from the Broadlands North, is still under development. You can find new townhouses, single family houses and condos here. Pricing varies, so check with the developer on what you are looking for.

    1d. HOA dues.

    I heard the HOA has dues. What are these dues for?

    The dues pay for various things in the community, such as our Nature Center, the Community Center, our monthly newsletter, our swimming pools, playgrounds, walkways and landscaping among many other items. Our HOA consists of both developer, salaried and volunteer board members. All are always available to help with any issue a resident may have.

    2. Commuting and transportation around the Broadlands

    2a. Major work areas around the Broadlands

    Most in the area that do not work locally commute into Reston, Herndon, Tyson’s Corner or into the district. The fastest way into these areas varies. Reston is a 15-20 minute commute most days of the year. Tysons Corner is normally 45 minutes. For the military and contractors, the Pentagon is an hour away and mostly a straight shot (take the toll road to I66 and continue to the Pentagon) but I66 is HOV and had restrictions.     2b. Commuting to DC

    For those commuting into DC, there are several options. Ride sharing is your best bet, and to find a carpool just ask on our forums. You can also take the bus, which runs from behind AOL (Dulles North is right at the intersection of Old OX and the Greenway) at the Dulles North Transit Center. For bus information, see: http://www.loudoun.gov/transportation/mass.htm. Another option is taking the bus to the metro station at West Falls Church.

    User kholbert on our fourms writes about proc and cons of the various ways to commute into DC.:

    ‘Dulles North Bus
    Pros: $200 a month, 50 minutes, no driving (take a nap)
    Cons: Takes 15-20 minutes to drive from Broadlands to Dulles North via Waxpool unless you take Greenway which is about $3.20 each way (SmartTag). Bus may not stop near your job in DC. 1-15 minute (or more) walk to job.

    Herndon-Monroe Park and Ride
    Pros: Parking-free, Bus-$15, Metro $100 (Metro Center), Bus to WFC is ~20 minutes and Metro is 25 minutes to Metro Center.
    Cons: 20-25 minutes to drive to and park in garage (depending on time of day and traffic). May have to stand on bus to/from West Falls Church Metro. Waiting time on platform (outdoors) at Metro and bus stop.

    HOV2
    Pros: Some people have free parking provided by their employer(otherwise figure about $200 a month for parking), ~65 minutes (depending on you jobs location in DC and traffic). Gas & maintenance (costs vary depending on how many times you drive your vehicle and your vehicles MPG). Tolls $94 (based on Fastoll). No outdoor waiting, driving your car (sometimes)
    Cons: Driving into DC, managing/coordinating schedules of riders

    Solo Hybrid in HOV lanes
    Pros: Some people have free parking provided by their employer regarless of type of vehicle (otherwise figure about $200 a month for parking), ~65 minutes (depending on you jobs location in DC and traffic). ~$65-80 in gas & maintenance (costs vary depending efficency of your vehicle). $1500-2000k federal tax credit on new Hybrid car purchases.

    Cons: Current exemption for CF (clean fuel) vehicles like Hybrids in HOV lanes will end July 2007. A new CF car costs 20-29k.

    I'm sure there are other options but these are the ones we are considering. Currently the Dulles North bus is our preferred option. It would be better if the bus would stop in Ashburn at exit 5 or 6. Then Ashburn bus commuters wouldn't clog Waxpool or pay a full toll for 2-3 exits on the Greenway.

    2c. What is Smart Tag?

    In order to use the Dulles Greenway (directly next to the Broadlands) or the Toll Road you have to pay tolls. The fastest way to do so, is to buy a Smart Tag device.

    User T8erman writes:

    ‘SmartTag: IF you are not familiar with this, it is a sensor for your car that allows you to go through the appropriate lanes without having to stop to pay the tolls. Tolls are automatically deducted from a credit card pre-payment that is setup when you get your device. You will need the SmartTag because the Greenway/Toll Rd will be your "best" route for the initial part of the commute.’

    You can apply for and obtain more information at Smart Tags (newly renamed to EZPass) website at http://www.ezpassva.com/.

    3. Education

    3a. How is the education in the area?

    From the Broadlands.org websitesite:
    Loudoun County public schools offer educational programs that rank with the best in Virginia and in the nation. Loudoun's average score on the Scholastic Aptitude Test (SAT) consistently stands well above state and national averages. Programs for Gifted Students, Vocational and Alternative Education Programs, as well as Special Education, are available to all students.
    • 87% of Loudoun's graduates are continuing formal education; 84% are going on to college
    Loudoun's mean scores on the SATs average 3% higher than the state and national average.
    • Pilot programs developed by parents and educators in many elementary schools are exploring new ways to help students excel at learning from the moment they enter school
    • Qualified students may attend Governor's Magnet School Programs in science and technology and the arts
    • Statewide recognition has been given for a full range of Special Education Programs serving disabled students
    High Schools offer advanced placement Calculus, History, English, Biology, Chemistry, Computer Science, French, Spanish, German and Latin.

    5. Internet Access

    4a. What type of Internet connection is available in the Broadlands?

    For those in the Broadlands North, the main provider is Adelphia which provides 2-way Broadband access. Another option is Verolan, which provides wireless access. For those in the Broadlands South, they have fiber running directly to their locations and use the Openband solution. For more information, check our community forums.

    5. What shopping is located at the Broadlands?

    5a. The Broadlands Village Shopping Center

    The Broadlands Village Shopping Center, in the Broadlands North, is still under construction by Saul Centers, currently in phase 2 of 3 building phases. The current list of major stores consists of:

    5b. Broadlands Retail and Office Center

    Also located within the Broadlands close to the Southern Walk is the Broadlands Retail and Office Center nearing completion by Tetra, located at 42882 Truro Parish Drive next to the Mobile gas station.

    5c. What types of dining are located at and near the Broadlands?

    The vast majority are located in Sterling, about a 20 minute drive away, and offer a huge variety of dining ranging from Olive Garden to Outback Steakhouse. The Sterling area has several shopping complexes and is next to a large Mall, the Dulles Town Center Mall (http://www.shopdullestowncenter.com/main.html). Located closer to the Broadlands are many family-owned types of restaurants, everything from Chinese, Japanese, Italian and on. We’ll compile a list together once we get some volunteers.     7. Miscellaneous

    7a. Trash Days and item pickups.

    Trash is collected every Tuesday and Friday by AAA . Recycle items are picked up on Wednesdays.
    For item pickups, user Neilz writes:
    All furniture and other large, nonmetal household items placed on the common area (curbside) for removal will be picked up at no charge. Ferrous metal/white goods items, such as appliances, will be picked up by appointment with additional billing (not to exceed $25).

    If you are quoted higher than $25, please inform them of our contract for $25.

    Please note that the Loudoun County Commuter bus has raised the price of tickets to $60 per book up from $50 per book. However it's still one of the best commuting deals around for to/from the metro area.

    I just re-read most of the FAQ and it is dire need to being revised. Info on trash service is wrong, as well as lacking any information about the new restaurants/shops now located in Broadlands. Looks like something we'll be discussing at the next Tech Committee meeting in July.

    If anyone has any info they would like included in the revised FAQ, please post it here or email me directly. Most of the information contained in it is put together by information we get from people like you!
