The Broadlands Association is not responsible for removing snow or treating state or county maintained (VDOT) roadways. The Association is only responsible for clearing snow from paved parking areas in townhome neighborhoods and HOA maintained roads in the community.

Snow removal will be performed when an accumulation of 2 inches or more has fallen on the ground. If you are not sure who maintains your street, please click on this document: SNOW REMOVAL STREET LIST.

HELP MAKE SNOW PLOWING EASIER AND FASTER

When a snow storm has been predicted, especially overnight, the snow plows will be working during the early morning hours. The best way to ensure that the plowing crews can clear the streets better and faster is to park in driveways and parking spaces. In many of the townhouse and private streets sections, a vehicle parked in the street can severely restrict the ability of the plows to do their work. Help your community by parking in garages, driveways and marked parking spaces.Thank you for your assistance.

INCLEMENT WEATHER REMINDERS – Please clear your walkways

Both Virginia and Loudoun County Codes require that the occupant – whether an owner or a tenant – remove all snow and ice from any walkway adjoining any part of their property within 6 hours after the snowfall has ceased. If the snow or ice fell during the night, it must be removed by Noon the following day. Should the storm occur on Sunday, the accumulation must be removed by Noon on Monday. Failure to comply with the Code can result in a fine of $250.00 imposed by the county.Complaints should be reported to via the LEx – Loudoun Express Request form. Select “Roads and Transportation” then “Residential Street Safety”, complete form and submit.  Please be a good neighbor and a good citizen. Clear your walkways and keep Broadlands a safe environment for all our residents. If you know someone physically unable to keep their walkway clear, please consider giving them a helping hand.

SNOW STAKES

VDOT plows Claiborne Parkway, Broadlands Boulevard, and Waxpool Road/Truro Parish (among others). The large plows that are used on these main roads sometimes have a difficult time locating the edges of the roadways when they are snow covered, and they often run up the sloped curbs and onto the grass, skimming and damaging the surface of the turf. In an effort to assist the plows in identifying the edges of the roadways and keeping them off the turf, the HOA has installed snow stakes every 50ft along the main roads. This will benefit the community since the damage created by these plows is paid for from HOA funds. Generally, these stakes will remain installed from November through March during the snowy season.

STAY SAFE – Don’t Skate on the Community Ponds!

Please remember skating is prohibited on all community ponds. Even walking on any ice-covered pond can be very dangerous. The surface of the pond may appear to be frozen, but our winters are normally not cold enough to guarantee that the ice is thick enough to support anyone’s weight, even a child’s. Parents, please tell your children that it is extremely dangerous, even deadly, to walk or skate on the ponds in the community. Let’s keep our neighborhood safe!

Please Tie Down Your Trash on Windy Days 

Please be sure to bind newspapers with twine or place loose papers in paper bags before setting out at your curb. Weigh down your bottles, plastics and cans by placing heavier recyclables on top. Ensure that the lid of your trash can is tightly secured. Put smaller lightweight bags of trash together in a larger heavyweight bag. Don’t put trash out early and PLEASE no loose “peanuts” or other packing materials. Lastly, if the trash does blow over, please pick it up even if it isn’t yours. Your HOA assessment provides for curbside trash removal. There is no budgeted amount for litter removal. The Association relies on homeowners to keep their neighborhoods free of litter and their assessments reasonable.


Time to Remove Your Holiday Decorations: Broadlands Design Guidelines require that holiday lighting and decorations be removed in a timely manner. Please plan to pack yours away by February 2nd.

• Courtyard Homes (lawn maintenance) – $128.00
• Villas (lawn maintenance) – $103.00
• Condominiums – $55.00 – (no change)

If your assessment has changed for 2015, please be certain to update your payment system to reflect the correct payment amount in order to avoid late fees. Assessment coupons will be delivered to all owners at the address on file with FirstService Residential. Please contact FirstService Residential at 703-679-1541 or broadlands.dcmetro@fsresidential.com if you have not received your coupons by December 15, 2014. If you already participate in the Direct Debit Program through FirstService Residential, you will not receive a coupon booklet and the 2015 assessments will be automatically deducted from your account.

Owners are encouraged to sign up for the Direct Debit Program through FirstService Residential. Your monthly assessment will be automatically deducted from your bank account during the first week of every month. This eliminates the possibility of a payment being missed or lost in the mail and the Association charging a late fee to your account as a result. The Automated Payment Service Authorization Form is available here: Automatic Debit Form or at the HOA office. FirstService Residential also accepts major credit cards and e-checks for assessment payments. Through PayLease, you can make a one-time e-payment or schedule recurring e-payments by visiting https://fsresidential.com/virginia/home.

Broadlands Fitness Center is Now Open!

The Broadlands Association, Inc. proudly boasts a brand new fitness center at the clubhouse located at 43360 Rickenbacker Square.  Entry is accessible through the lower rear doors of the building, opposite the tennis court. The fitness center includes 3 treadmills, 2 elliptical machines, 1 stationary bike, a circuit of 6 weight machines, and a yoga room with a TV and Blue Ray player for watching workout videos. Hours of operation are from 5:00 a.m. to 11:00 p.m, 7 days a week. No entry is permitted after 10:30 p.m. All users of the fitness center must read and comply with the rules located on our website before use. To access the fitness center, a key fob must be purchased. Key fobs are $25 each. One key fob may be shared per household or fobs may be purchased per person for $25 each. All users 18 years and older must complete the Agreement/Liability waiver form located on our website at https://www.broadlandshoa.org/fitness-center/ . Acceptable forms of payment are cash, credit card and PayPal payments. Please note that members who are 60 or more days delinquent in assessments will be denied access. Call for Board of Directors Candidates – Due April 7

The 2014 Annual Meeting of the members of Broadlands Association will be held on May 6, 2014.    The purpose of the meeting is to elect members to the Board of Directors, including two (2) members to serve three year terms expiring May 2017 and one (1) member to serve a one year term expiring May 2015.

If you are interested in serving, please complete the Nominating Form and Petition for Candidacy (link below) and return both documents to the Broadlands Association, Inc. office by 5:00pm on Monday, April 7, 2014. The Broadlands Association, Inc. Bylaws require that at least three other owners sign a Candidate Petition, which must be received by the association no less than twenty five (25) days before the Annual Meeting to be eligible to be included on the Ballot.
