Need Advice Window repair recommendations?

    I was wondering if anyone knows of a contractor that repairs windows? We have one window where the seal broke and we get water condensation between the panes. There is also another window in the lowest level of the townhouse that randomly leaks when there are heavy rains. Husband has been out there a few times trying to caulk around the frame and said that the frame looks like it isn't sitting properly or at least not flashed properly.

    I called See-Thru Windows this morning based on a recommendation he got from one of our neighbors on Autumnwood. I thought the scheduling of the estimate was rather odd. The person getting my information wanted to know if there was a Mr. Izzysmom and that he had to be there for the estimate :confused:. I don't quite understand why we both have to be there, but be that as it may, does anyone have any other recommendations?

    Well, that's easy. <sarcasm>You couldn't possibly understand windows without being a man.</sarcasm>. Sounds like that's what they were saying, no?

    No, the reasons for having both is to make sure that both parties are involved in the decision. I had a company ask for the Mrs. when I scheduled an appt. It is like a security blanket for them, they feel like they are not wasting their time and will not have to come back and explain it to the other person.

    How old are the windows? They may still be under warranty.

    10 years. I doubt they are under warranty. They are Barber and Ross windows.

    I've got a silly question...
    How can you tell what kind of windows you have? I haven't been fortunate enough to locate a manufacturer label or marking to determine what we have. Can anyone offer enlightenment?

    It was a long and laborious process... I was trying to track down the manufacturer to get a replacement screen for a sliding glass door as the Home Depot screens didn't fit. Contacted Miller and Smith, the builder of our townhouse and they told us what contractor they used for the windows and doors. I contacted them and they told me to look in between the panes of the windows for their name stamp on the frame. Sure enough, it was there. You may be able to find yours the same way.

    FYI, the guy from See-Thru Windows came over and gave us a big song and dance about how their windows are superior to others. He came equipped with books, samples, hard sell, etc. We'll keep shopping

    Actually, I contacted Larry Miller who does a lot of window cleaning in the area. When we had our windows done, he had recommended someone but I couldn't remember who. It was American Screen and Glass. They are located in Sterling and Chris Jensen came out and took a look at what we needed. He was very nice and professional. For the glass that has fogging between the panes, he will replace the 2 panes of glass and reinstall for a very reasonable price. The other place we contacted wanted to replace the entire window for much, much more. The materials are on order, and I will update with the final results of the repair.

    Does the glass replacement he will do include adding the argon gas between the panes like it had originally?

    Our windows don't have gas between the panes, but you could ask them.

    Do you know if you have Patriot Windows? If they tilt out then they probably are and you can MD Manu. which makes Patriot windows at 1-800-999-8400, ext. 6730 and they will send someone out to inspect them and they will replace the window with broken seal for free.

    Anyone know if Van Metre used Patriot Windows in Southern Walk? We have a few with broken seals that I need to call for, and the name sounds familiar.

    Try calling Sterling Glass, they do replacement windows for problems just like his one.

    We moved into Southern Walk in 12/04 and have Patriot Windows. I have 3 windows that need to be replaced. I just called Patriot Windows (1-800-999-8400 ext. 6730) and they are sending me the windows free of charge as they are still under warranty. I have to pay someone to install them.

    If you don't mind me asking, how did you find out that they were Patriot? We moved into SW in 12/05 and also have a broken seal that is causing the window to fog up. I am hoping it is still under warranty since it is a very large window.

    One of my doors leading out to the deck has this issue, fog and condensation between the panes. Besides the cosmetic aspect, is there any problem with this? Have I lost some energy efficiency? Am I asking for problems if I wait to have this fixed?

    Most VM homes in Broadlands have Patriot windows. If your window is not covered under warranty, you can buy replacements from Builders First Source who was the supplier to VM. We had a broken one and they were able to tell me the exact model windows installed on our house and get a replacement for a reasonable price. The basic windows are the 1800 series and the upgraded windows are 2800 series I believe.
