Broadlands South Hotel Meeting

    The Embassy Suites on Waxpool is one mile from the neighborhood behind the Ice House. If you check the crime maps that the Loudoun County Sheriff's office has a link to I don't think you'll see much crime in that area. At least I didn't when I checked it just now.

    Many communities have hotels located near them, especially when there are also office buildings. Even if some big companies move to the area (which would be excellent) that would onlly increase the need for hotel rooms since many large companies utilize that space for conferences, meetings, and housing out of town guests. That said, I do hope the hotel is a mid or upscale one and not like a Motel 6.

    I did not see the flyer but can't imagine why anyone would oppose a hotel next to the Greenway? What were you thinking when you bought your house? That is the site of a metro stop and large multi-story apartment buildings and offices. Besides, I really don't see a hotel generating a bunch of traffic into Broadlands other than a few people going to the Southern Walk shopping center for a restaurant.

    what/where is moorefield station?

    i'd frankly love a hotel that close for when we have no room at our house for guests. or inlaws. ha.

    You do know that most IT companies that contract to the gov't are actually downsizing a bit.

    Here are the proposed plans from the Loudoun County Planning Department...

    The Vantage Pointe folks are the ones who will be most affected. But then it is a difficult situation when you live in a subdivision with empty fields surrounding it - you just don't know what the area will look like and how it will be ultimately developed in upcoming years. You take that risk when you move in.

    What tax revenue is generated by an empty office building? I'm perplexed by the statements that building an office building will bring in jobs when the Loudoun 28 corridor has the highest vacancy rate (or one of the highest) in all of NoVa. The space is already here and I don't see a line forming for companies to move in.

    As far as hotels, I'm equally perplexed by the amount of new hotels in the area. I realize that there probably was a shortage before but can't believe there still is or will be for many years to come -- there is just not the local business base to support (case in point, my local company has frequent visitors and they have never once not gotten into the hotel of their choice). Drive up and down 28 and the side roads and count the new hotels (existing and in construction). It's a speculative land grab for when and if this area does take off.

    They already own the land and as was pointed out do not plan on building a hotel for 4 years. Do we need a hotel there today? I don't know but if you look at all the un-built office space along Demott as well as any part of the Moorfield station plans you can see how a hotel will benefit the area. Do you think Broadlands was needed in 1980 when it 1st was proposed? Something is going to go there what do you propose would be better?

    I never said anything against the hotel or what would be better there. Its a great place for a hotel if the business area is developed along with it.

    Sorry misread the speculative land grab as a negative against the hotel. :blush: I totally agree with you on the business' being developed along with it.

    I think the repeating lesson people need to take away is... when someone sees 'office space' on their potential developers materials - take it very liberally. It basically means 'commercial' :)

    Van Metre is going through this process now because they need to be ahead of the game if they are going to shop the property to potential buyers.

    As for Hotels in the areas - have you ever looked at any of them? The prices around here are insane.. like $120+ a night.

    A special exception only gives the right to build a hotel; it doesn't mean that Van Metre will build a hotel. Supply and demand will ultimately dictate what gets built there.

    Wahoogeek hit the nail on the head. Office vacancy rates are going through the roof, and projected to get worse. If timtozer thinks that leasing an office building is as easy as picking up the phone and putting a call into an SAIC or other contractor, he's sorely mistaken. There is already close to 1 million square feet of office space zoned for Southern Walk that may take a lifetime to absorb. Van Metre is simply trying to diversify its holdings in the event that one day, based on the market and surrounding land uses, hotel space is more in demand than office space. This is simply a long-term planning strategy, and many of us will be in our next home somewhere else before we see all this development come to fruition. Hotels need major roadway visibility, and the site is the furthest possible point away from any residential in Broadlands. It's the most logical place for a hotel.

    The crime argument is garbage. Retail creates far more crime. If and when a hotel is ever built, the crime at Broadlands Marketplace, if any, will be a much more pertinent issue.

    As far as the mailbox flyer goes, I used mine to wipe myself. If anyone puts a political flyer in my mailbox, I automatically take the opposing side.

    I am WITH you here. let's say for arguments sake that it IS a valid concern- which I do NOT believe it is... then you get the HOTEL to pay for lighting and added security on the paths as a condition to build!

    why do people insist on syaing no no no- we CAN'T bringf any businesses that can add commerce and jobs to the area instead of saying "if you come, do something to enhance the 'hood!" this place will die a slow death if we don't do more to help it grow. :shakehead:

    The govt center mentioned in the drawing was for relocating Loudoun County government offices from Leesburg. I don't remember for sure, but I think Moorefield didn't make the final cut for that, so the drawing is sort of out of date.

    Probably a 4 or 8 year blip. Government contracting tends to increase when republicans are in control, government employees tend to increase when democrats are in control.

    Loudoun has the highest commercial vacancy rate. Why would people think an office building will be good on this spot?

    My research indicates there is LESS crime with a 24 hour facility, like a hotel, than an Office Park/building that is vacant all night.
    Why? Because 24 hour facilities have lights on all night and people coming and going all night. Vacant office hours, with lots of dark areas, tend to be a gathering ground for drug deals, teenage hang outs, etc.

    We already have plenty of criminal activity in Broadlands, including around the Broadlands Marketplace, and the vast, vast majority is caused by the "yutes" of Broadlands, not external sources.

    Before someone tries to bring up the tired, old "but it brings crime!!" scare tactic, do a little research first.
