HOA Question Installing Solar panels on roof (PV)?

    To have a contractor install solar panels (PV) on the roof is that a HOA approval? We are looking at getting some installed this year.

    Benefits include:


    • Increase in Property Value: $8,280 to $15,147
    • Exempt from Property Tax: YES
    • 25-year Utility Savings: $17,372 to $31,779
    • TVA cash payments over 25 years: ($180/mo totaling roughly $54,000)
    • Greenhouse Gas (CO2) Saved:
      over 25-year system life 151.0 tons

    Based on how many square feet of solar panels on your roof? I'm guessing you're talking about 500-600 square feet of solar panels. Do you have that much space available?

    I believe we have enough south facing roof to hold the amount of PV we need.

    Thanks Ozgood for the pdf, this statement might prevent this from happening. My southern roof is the front roof :(

    "Solar collectors shall have a low profile and shall be mounted flat on the rear sloping roof, parallel with the roof ridge and edges."

    I'd submit the application anyway. It would seem unfair to penalise so many property owners who might want to put up solar panels because their houses face the wrong direction. I would think in a community like Broadlands, with its supposed commitment to do the right thing for nature and environment, that mission should take a little precedence over the "image"... plus solar panels aren't the eysores they used to be, are they?

    I agree, go for it. We are considering this also, our side roof faces South. If it works out for you please let me know.

    While I encourage residents to submit an application even if it seems to not comply with guidelines, please understand that those guidelines can only be changed by a vote of the Board of Directors. As the design of these collectors has changed greatly since the design guidelines were written, there is certainly a probability that the guidelines can be modifed. However, the Modifications Subcommittee would have to make a recommendation to the BOD who would ultimately decide if the guideline should be changed, so the process could take up to 60 days to be decided.

    In order for the Modifications subcommitte to request the BoD to change a guideline, do they need a formal application from a resident?

    Or can the Modifications Subcommitte request a change on their own without a resident's application?

    Any Subcommittee member can open the discussion at a meeting, but usually a resident application is the catalyst for the discussion.

    Then I would encourage Technosapien to submit an application for review and potential BoD action. I am sure a compromise can be found between solar collectors and the appearence in our community.

    There is a compromise already in place, rear facing roofs. ;)

    One of the things that keeps ue back as that DOM VA Power doent' let you sell back to them on the grid.

    Same Here, I would do it in a heartbeat, but we can't sell back to DOM VA. I have 3/4 of my roof facing the best sun all day. I would be a huge savings.

    I don't have enough roof space facing any direction to make it a worthwhile investment.... Not that I don't want to.

    When they start approving windmills, I'll be first in line. ;)

    As a board member, if you include a putt-putt course with that windmill I could be tempted! :D

    Not to sidetrack this discussion (we can create a new thread if anyone is interested), but has anyone seen the 'prototype' celltower powered by a windmill/turbine in the back lot of the Verizon complex, right beside the small datacenter-looking building? It's lowered now and not running, but when I saw it working, it was raised up and had the distinctive cell panel antennas on the top and a huge 'Klingon'-shaped propeller/turbine at the top powering everything. There were about 10 engineers at the base looking up; I thought it was an awesome idea!

    Ok, here is a link to a pdf (page 32) that Dom put out with the following quote:

    Need to look further into because if they buy back the exess that alone might pay for the Clean Energy Loan to cover the cost of the PV.
