Broadlands Home Prices Going up!

    I live in the "north" but shop at Harris Teeter and go to the SouthernWalk pool.
    Not sure about where the amenities are located determine which is the nicer part to live in, unless you walk to them.

    Well I do know that our houses in Southern walk, generally sell better than Stone Ridge, Ashburn Farm, Brambleton and some of the older parts of Badlands...mostly because lots of us have 4 bedrooms and 4.5 baths and the houses are newer. I think Stone Ridge doesn't sell as well as it is across RT 50. Mostly know this from years of perusing houses for sale in the local papers and online.

    When we looked to move from a townhouse to a SF, anything that only had 2.5 baths immediately got scratched of our list - needing to get the boy and girl there own baths.

    And yes parts of the older section are more wooded as more farmland was in this area to begin with.

    However, I have to say that most of the "street trees" are way to big for the front yards, blocking the houses completely and overhanging the sidewalk too much. Even our old Townhouse neighborhood: some peeps had huge pear trees - the houses disappeared from view. We lucked out and had a beauty of a cherry tree and an end unit that could take a tree like that.I kept that puppy very well pruned so it would grow well and cut of lower branches so people even 6ft tall could walk under it
    .
    Builders and lanscapers have to get together and realize when they build a new home that smaller trees need to go in front lawns with houses that are not set back significantly from the street.

    Well that's quite a disperse group to be comparing.

    Brambleton is flooded with foreclosures/short sales and the builders are still competing with all that. Most of the lots there are like 10ft bigger then the house. They also were mostly built during the boom, so their prices are way high.

    Ashburn Farm is much older, and generally the houses aren't as a big or without the perks that came with the newer homes. But the lots can be a lot better. It's also a much bigger community.

    SR I don't know as much about. But neither neighborhood really compares closely with the product in Broadlands South. Brambleton being the closest, but they are just flooded with properties and properties that are too expensive.

    Timing is key.. its why Broadlands South had so many more foreclosures then the North too. Prices and timing.

    The houses are bigger in the south - but the houses are closer together and the lots poorer. And we can go on about all the complaints about ridgeway speeding, etc ;)

    We looked at a few homes in the south, but they weren't appealing to us at all. None of the homes were significantly good enough to overcome the negatives of the south.

    most of the people I know in the south moved from the north part of broadlands. funny.

    I shared one moldy bath with my 3 sisters in a very OLD house when we were in HS. Boy girl is a tad diff when they are almost 5 years apart...

    Well, my dream home this ain't but i know it's pretty much good, so we are not worried when it comes time to sell whatsoever. Now I can say that we had no model of our house to walk into when VM had most of Model row built out. We had to walk into two that were being built that were not the same on the outside nor in the master. I liked our SincliarII as it had lot's of interesting architecture inside, lot's of molding that other buirlders charge for as optional, a niche, and no wall to the left or right when you first walk in so you don't walk into the stairs and it feels open. Plus good size bedrooms, though i think ours is way too big. Who needs that much space?

    When they built the model - 2-3 years later- they cut 8 inches off the entire house. and it made a huge difference! We've got a good enough size yard, especailly when someone buys the house with little kids.

    Ok so the island was crap. that crap island is gone, as is the small side by side. The fixed French door was crap, so we have a real one now where both open.

    My thought is you get the best you can "afford" to buy and then make it your own. So we didn't upgrade the lights at first and for the few carpeted areas we chose the cheapest.

    I also know this model was built in Broadlands- older section, and up near the high ridge next to the School Board building. What I don't know is if they are any different inside.

    This house was right for us at the time. With the 2 Schools for Dev right across the street. Yes, speeding on Ridgeway happens, but I was VERY instrumental in getting the cut through road from the Nature Center closed and offered the suggestion to make it the way it is now. People roared through that!

    One thing I've learned for sure while selling real estate...One families dream home is another's nightmare!

    I am a big fan of Cement Composite Siding which is found on the newer homes. Great building material.

    Wow - Flynni I believe that Steve originally started this post as a positive look at the economy. I don't think he was bashing North Broadlands like you tend to do to Broadlands South. "Can't we all just get along?":conf2:

    Yep Steve, Hardie siding is eggsellent. Yep if you over personalize to much Fuggedaboutit. My mom worked for L&F for many years in Mclean. I know everything I do to my house is for my enjoyment - but always have re-sale in the back of my mind:) This was never the house we intented to stay in for the rest of our lives.

    I know many too.. who moved from THs to SFHs in the south.

    The three of you couldn't be more wrong.

    If you actually go back and look at the thread... I didn't start which is better, 'north vs south'. Teak posted his opinion about preferring the south, I posted mine. Someone challenged what I said, so I elaborated on what was behind my opinion.
