No sprinklers. VM use to pay for a water truck to spray the median.

When the developer was trying to sell homes still.. they paid to water all that common property out of their pocket.

The HOA didn't feel we should spend that kind of crazy money just to water the common areas, so when VM stopped needing to, the HOA didn't pay for it, so we can keep expenses and our dues down.

Not quite correct. There is an underground sprinkler system along Claiborne that is fed by well, so the water is free. However, it cost about $11,000/yr for the maintenance costs for the sprinklers and the HOA Board chose not to spend the money for that.

How is the electricity for the well paid (whenever it is used)? Probably not alot of $$$. I think I averaged the cost of my well at the old house at about $20 per year......

Smart move...I really couldn't care less if the grass was green or not. Grass is grass..really. The money could be used on other more important things for the HOA. Its really all about priorities, I would think and to help keep our expenses low as possible.

Yup, I agree. You can thank your resident board members for being considerate of what it means to increase dues and the lengths they go through to ensure we have a good balance of amenities without waste.

And that's the same thought process I intend to take to the Loudoun County Board of Supervisors! (sorry for the shameless plug).

Honestly, I would disagree for about $4 per house / year or so for 40 cents a month we could have nice green grass all year? I know there are choices to be made, but nice grounds is something I personally like...

A wonderful alternative to watering is to introduce clover into your lawn. The clover chokes out weeds over time so your lawn requires less maintenance and remains green. Clover naturally releases nitrogen back into the lawn, chokes out crabgrass and other weeds, and best of all, it provides nectar for bees and insects. Other than mowing, maintenance is minimal.

The Gardener's Supply Company carries it for anyone interested. http://www.gardeners.com/White-Clover-Seed/35-957,default,pd.html

Being an environmentally "green" community can also be a big selling factor, nowadays!

I think the grass should die if it can't survive our summers. How about having native, drought-resistant plants, instead? We're supposed to be a "green" community, aren't we? Let's put some purple coneflower, or bee-balm, or other wildflowers in to replace the grass. I'd rather invest in that, which will sustain local wildlife, than pay to water, feed and weed a monoculture of grass.....

I agree! Grass will green up next green...I'd rather the $$ go toward the security around the neighborhood, especially in the summer!

When the Board holds the budget discussions for the 2012 budget in early Fall. Residents are encouraged to attend the HOA meetings and provide their input.

Given that it is only one small stretch of our roadways that has the irrigation and homes sales have done well in all of Broadlands, I would argue it makes no difference at all.
