SFH in SW went up $21,300. Is there a trend in SW this year of going up significantly while the other parts stay roughly the same/go down?

yeah, the climbs in SW seem very much opposite the minor movement in the north. FWIW.. I believe the local paper said something up like 5% overall? Just looked at a few lines and didn't read the whole thing.

Peeps with 15+k increases, recent purchases or no?

Nope. Been here since it was new (2005).

BTW: it's tough to believe the land has gone up $250K per acre in the last year... (what an acre would cost given our increase and the size of a townhouse lot)

Ours went up 62K????? SFH in SW....something doesn't see right about that. Although I know recent sales on our block are in line with the new assessment, so maybe it's right.

We live in SW, and our increase was $61.5K... was enjoying the low RE property tax last year, well... not anymore!

Data point: 2007 construction, no major 2011 improvements

Original purchase in 2005, finished basement in late 2009 which I think was part of the 2011 sig. increase. Land unchanged.

Nope, 2005 as well. Still, a 15K+ increase.

I do not have the exact figure but ours went up around $40k. We had our house appraised 2 times in about 4 months (refi) and the amount went up $30k. Home prices in SW (SFH) are going up quite a lot and quickly at least from my limited exposure.

Southernwalk suffered a much higher foreclosure and short sale rate due to the timing of when the area was built. All those distressed sales in 2008-2010 kept the assessments low. Now that most of the sales are traditional transactions the prices jumped up to where they should be.

Now there is a serious shortage of homes for sale in all of Broadlands, so prices should move up a little this year.

I have buyers interested in Broadlands so if you have any interest in selling please let me know.

    Thanks,

Not in SW, as I said previously, off of Ryan Rd, close to Belmont (not Brambleton either). We've been here since 2003, (new construction) and have seen our assessments go up and down, but the 61K seems like too big an increase for the basement finishing. But, it does put us in line with what houses are selling for in our small community.

Our house went up $77K from 2010 to 2011 when our basement was finished.

I would like to thank everyone who's paying significantly more in taxes this year. :) It should help offset some of the shortages in the county budget.
