HOA Question Mildew Violation... Really? WHEN was I supposed to clean this, this winter??

    I may have come across a TAD harsh (oh, wait, I mean to! ;) ) but I highly doubt the HOA expects anyone to have their siding cleaned immediately.
    I honestly look at a "violation" as a reminder that something needs attention. Because let's be honest, there are many people (not insinuating anyone here) in the community who need the "violation" to get off their arse and maintain their property.

    Broadlands is a desirable community to live in and I for one would like to keep it that way.

    So why are you in support of them spending time and money on filing violations that no one considers reasonable to have fixed at this time? Virtually every house on my street has this problem on their north side.. you can't prevent it, all you can do is clean it each year. Not something you can easily do during the winter. So instead of wasting time and money on a topic in the winter when no one will do anything about it (again, costing more time and money for the followups) why not do enforcement in the relevant season?

    That's the actual message here... put your limited resources where it makes sense to do so.. not chasing academic violations that you would give grace period to anyways if everyone wasted even MORE time by challenging it in front of the board.

    Because it needs to be addressed. Whether the HOA is responding to a complaint or doing a street "sweep", a violation is still a violation.
    As for "reasonable", if someone receives a violation, they have 45 days to correct the issue.
    But I guess since that is Apr-May timeframe, the next complaint would be, "it is too rainy and wet outside for me to powerwash my siding". :yuck:

    In Ashburn Farm, we have the yearly inspections AND the sales inspection, when a house sells. Two completely different beasts. Our HOA sales inspections have almost killed deals and caused at least one homeowner to strongly consider foreclosure (they were already bringing money to the table and the HOA inspectors wanted them to replace all the siding on their house because it was faded). It makes the annual inspections seem like nothing... So be thankful that maybe your annual and sales inspections at least catch the same issues.

    We were pretty shocked when we received one of these violation letters, too. As flynnibus/Steve wrote above, I'm disappointed that the HOA wasted their money on (a) the manpower to inspect every home for mold when you can pretty much guarantee it's going to be there due to the severe winter we've had, and (b) sending out a bunch of letters at an unreasonable time when nobody would have taken action. If the HOA would have waited a few weeks for temperatures to rise and people to tend to their yards and home exteriors, then they probably would have saved money / not had to send nearly as many violation letters. In addition, it would have helped keep goodwill amongst the HOA and the community instead of unnecessarily stirring up a bunch of people as we see in this discussion thread.

    I am not sure, but I think the inspectors are checking the entire community (and not just for mold folks) and it will take MONTHS to finish, so now is the best time to start IMO.
    And again, one will have until mid-May to complete if they have received a violation in the past week.
    I think it is reasonable, but that may be just me.

    I received a notice that my property was in violation of Section 7.2 Unkeep of Lots where my brick stoop and steps need to be power washed. it was stated that this needed to be corrected within thirty (30) days from the date of the letter. Exactly 30 days later received a Second Notice, please correct within fifteen (15) days from the date of this letter. If the violation is not corrected within fifteen days you may be called to a hearing before the Board of Directors.

    What's comical is that the steps were powerwashed ( very minor took maybe 15 minutes) within the 30 days. Very punitive tactics from BHOA. They explained I was suppose to notify them LOL

    And we wonder why the children in this neighborhood (not all) can be such a handful?!?!? Listen to you people - Whine! Whine! Sure maybe the letters came out at the END of winter and sure it snowed again today - but while everyone who is b**ching here that the HOA could have other things to do I agree with T8 - maybe they are starting their inspections and you just happened to be the first streets hit. And since we all know that every resident of Broadlands is a responsible homeowners who at the first signs of spring will run outside to power wash/mulch, etc.......... - LOL!!!! I cant even keep writing this sentence. Quite frankly you might be a little miffed that you got a letter - deal with it cause there are plenty of folks who would IGNORE the maintenance needed year after year if they didn't get some sort of reminder - I know plenty of folks who could show you a few of them. And if that's where you want to live, Sterling's got some nice NON-HOA neighborhoods - and bonus you can keep you boat and RV right in your driveway and don't have to take down your Christmas lights either!!!

    PS I'm pretty sure the "Violation Letters" have to follow a certain process - mandated by state law.

    You've missed the point - it's not that people get a violation.. it's that it's a waste of time and resources to do so now. If you send violations to people that would have cleaned it anyways.. it's a waste. For those that wouldn't clean it, if you waited until everyone generally does their spring cleanup... you would only have to send notices to those who didn't clean up. Which is a better use of resources? Nagging everyone, or nagging those that didn't address it? By doing it at this time of year you can't make any distinction... so you waste time and effort on people that didn't need a reminder to clean it. By doing so now, all you do is waste money and build bad blood.

    I just got our notice in the mail today.. so these "it was probably your neighbor" or "just happened to be your street" are unlikely. More like they did walk arounds and did their writeups. I was just talking about this with my next door neighbor about 3 weeks ago and how impossible it is to prevent it and hated how it looked. But no one is going to do anything about it while we can't even use our hoses outside.

    I'm thinking someone on the board has a brother that owns a power washing company! I power washed the side of my house last summer but I received a violation notice today anyway.

    The "violation" notice loses it's seriousness when you get to the bottom....after reading through the HOA code they quote about how you have not kept my property in order...and the included threats and timelines...to find that you are in "violation" of not replacing light bulbs on your light post. Yes, burned out light bulbs. Clearly a very important issue that requires the time and effort put into warning about the "violation."

    I thought it was awfully suspicious when I received a flyer for a power washing company the day after we received the violation letter. Are we sure these violation notices came from the HOA and not from the power washing company? That would be quite the racket.

    you're lucky they didn't charge you to send the letter... they do that too ;) It's 2014 -- I think they should send stuff by email or text, or at least give us that option.

    It's a shame the process feels so adversarial. Of course we all agreed when we moved here to abide by the rules, and we all benefit from everyone conforming to the rules. It's just unfortunate that communications like these from the HOA (whose salaries WE pay, by the way) seem to smack of being sent to the principal's office.

    The Broadlands BOA Board of Directors meetings are held monthly on the second Tuesday of the month at 6:00pm in the Conference Center. It sounds like some homeowners have a good topic to present during the Homeowner Forum section of the meeting.
