Pools Open Saturday May 28th!

    If you have already set up your virtual pool passes with photos for your household in Cellbadge, then you are all set and ready to hit the pools starting May 28th! Remember, registration is done only once! If you have not yet registered your household to set up virtual pool passes, click HERE to begin your pool registration>>

    Reminders and Info:
    • Hours of operation for each pool can be found on our pool page HERE>>
    • To access the pools, just provide your name/address so lifeguards can access your virtual pool passes to allow check-in.
    • Each year, your pool account will reset your virtual guest pass to 10-visits.
    • Tenants must have a current AOS and Lease on file in order to access HOA amenities.

    My family was happy to see the pools open this weekend! However, we heard (and experienced) issues with pool capacity being reached. We visited the Southern Walk pool and only had to wait about 10 minutes to get in. But we heard from friends that were turned away entirely at other pools.

    A few questions:
    • Is pool capacity more limited this year than in the past (perhaps due to lifeguard shortages) ?
    • Are there more outside guests this year?
    • Is the first weekend more popular ? (I should be able to answer this question in the coming weeks)
    • Are more folks willing to visit the pools this year with COVID less of a concern?
    • Are the effects of Broadlands growing becoming evident ? (which will only get worse with Demott & Silver plus Hillside at Broadlands sections opening and eventually Hyde Park)

    Whenever we have hot weather on the opening holiday weekend, demand is high.
    Today? Crickets.

    100% true about Memorial Day when it is hot. I got to the CC pool around 1:20 yesterday. By 2:30, saw the guards counting heads...it got that busy real quick.

    The pool capacities are not limited this year by anything other than the facility occupancy. We haven't implements stricter occupancy restrictions since 2020. We are not experiencing lifeguard shortages. As we reached capacity over the weekend, guests were restricted to make room for Broadlands residents. I believe the weekend was popular because it was opening weekend and because the weather was conducive to pool going all three days - hot, sunny, no rain or storms. Additionally, the news reported that fewer people traveled for the holiday due to fuel prices, so more people were home to enjoy our amenities. A recent survey of eight communities like ours revealed that Broadlands can accommodate among the highest capacity of the community at our pools. We can accommodate 21.1% (1,179) of our homes at any given time (this number includes Demott & Silver and Hillside at full build out). If Hyde Park is constructed as residential units, the new pool complex will rival the size of Southern Walk, which is one of the largest pools in the county and has a maximum occupancy over 400 persons. This would increase the percentage of units we can service since build out there is less than 800 units. The majority of our neighbors can accommodate between 11% and 15% of their units. Only one other community could accommodate slightly more than Broadlands at 21.5% of their homes. Most of the county facilities hit capacity over the weekend as well. Typically the facilities are used heavily through mid July, with weather being a big factor.

    This rendering looks very nice. However, I don't agree that it would rival the size of Southern Walk or have a capacity of 400 persons. 800 homes would have this pool at capacity pretty fast.
