Dunkin Donuts

    I saw a "Public Hearing" sign posted there but was in my car and couldn't read it. Anyone take the time?

    The public hearing sign was for a hearing months ago about signage aaround Broadlands.
    I heard that the construction has (again) been suspended on the DD.
    Now I think I'll sic the Zoning Dept on the place to clean the mess up.

    Please contact the Zoning Dept. That place is a disaster and not safe.

    Too bad we couldn't get the DD in Southern Walk.

    Also there is not enough population here to support the amount of retail going in. People are under the misconception there is a huge population here. Probably because of the traffic. The is going to be a huge shakeup in the retail end out here. DD is probably smart in suspending the construction at this time.

    There is also more children per parents here then almost any other county in the country. Hence the the surprise to the school system on the amount of kids attending school was totally unexpected and caught them off guard.

    We will not see the amount of population, to justify, the retail until the urban multi family kicks in a big way, and major office developments if any land is left from the flex building people, which is a zillion years away.

    Home Depot what I understand, is still not making a profit as I have been told, and how long has it been here?

    I also heard the new giant is hurting big time time and they wished they held off awhile before building. We don't even have to talk about how many restaurants are hurting.

    I will agree that the population here does not seem to justify as many shopping centers as we have and are coming in the future. But you cant use restaurants as a comparison. The average business model for a restaurant is one that does not expect a profit until the place has been astablished for 2 or more years. And that is a business model that is formed from a city viewpoint.

    Many reatauranteers do not keep this in mind when they open and do not have the financial backing in order to stay open the first few years.

    Lee - I agree with what you are saying but I am not sure about DD. IMO, the are more a niche market in that alot of places do not sell primarily just "donuts and coffee".

    I know other places sell donuts too, but give me DD any time over a grocery-chain for a good morning sugar overdose! :D

    Lee - I think there is a qualification to your statement about the area being able to support so much retail, and that is choice. I think the area is saturated enough to support multiple types of retail, (ie - giant vs. safeway vs. harris teeters), but not enough to copy the same stores within minutes of each other (ie - two giants within 10 minutes of each other).

    As far as I know, there are no real choices for what DD provides, so I think that it would not be a disaster for them to give it a go. Now, if they were a subway franchise, different story ;)

    I think a donut/coffee/ice cream place would do extremely well there, given that it is across the street from 3 schools!

    Over the weekend I stumbled across this picture that I took in August 2005 when I first spotted the sign. I was so happy to see DD was soon to come. That was two years ago. Wow.

    Well. There once was a portajohn there, so I think it used to be a rest stop.

    Now. There's a concrete slab and a curb so I think it may become like a mini Reston Town Center ice rink / place for kids to run around, slip, bump their heads and cry for mommy.

    I say they let kids set up lemonaide stands there.

    I noticed today that the fence is back up... I guess the owner of the slab foundation was afraid someone would trespass on the property and build a Dunkin' Donuts.

    County zoning required they clean up the site and fence it off.
