    God left us 10 Simple Commandments.
    Our Country was founded with a single page document.
    To govern our ticky-tacky neighborhood, we have Article 8, Section 8.2 (i) and much, much more! :confused:

    Maybe the HOA Board of Directors could publish a simplified version of the "Rules of Life in the Broadlands" for the common folk! :screwy:

    By the by, I got two letters from DA BOARD about my garbage can. The second was post dated before the first was received. I'd call that vigorous enforcement!!!:p

    Personally, when it comes to such guidelines, once you publish a 'simplified version', that becomes the version everyone latches onto. You can't have '2 versions' of guidelines. Also, a simplified version would be open to greater 'interpretation'; people will read into them differently, just like the Constitution or the 10 Commandments.

    I first went through the Guidelines when we bought our house years ago. It was a LOT better reading than the mortgage paperwork ;)

    So, how many pages is that government document now? Hundreds of thousands?
    So, too, are HOAs. There are sections of By-Laws, sections of the Declaration, sections in the Articles of Incorporation, and the Covenants. All put together by a team of lawyers and passed on from year to year to different HOAs. Note that residents of these HOAs don't fit in the equation anywhere.
    Feel free to volunteer your time and a team of lawyers to "simplify" these documents. Then come up with a way to get them to the residents, and then come up with a way to get them all to read them and understand them.
    I anxiously await the results of your efforts!

    We really appreciate all that the HOA board does. The neighborhood is really one of the best around. We also thank these folks for volunteering their time. Thank you!

    Now, back to the issue......
    Regarding the post by "Mama2three" several pages ago:

    Wondering, is this type of structure available to purchase somewhere or is this something someone made on their own???

    We'd be interested in purchasing one from whereever it can be purchased or from the handyman that constructed it.

    Also, is this stained? and is that ok? or does it need to be painted the color of a homeowners siding?

    An image search on Google for "trash enclosures" brought that photo to me. It is representative of the type of enclosure which is approvable based on the guidelines. The Subcommittee has approved enclosures that are painted or stained to match the siding and ones that have been left to weather naturally. Much depends on where it is located and how visible it is to the common area, the street and other lots. As I stated, vinyl and composite materials are evaluated on a case by case basis.     Oh I see, Thank you for the info. That is a nice option.

    The required location is in the garage but realize this seems to be bone of contention because the cans can be smelly, attract bugs, rodents and many times just not enough room inside the garage after parking 2 cars, recycle bin as well as misc. recreation items.

    Personally, I'd rather have a trash can neatly stored on the side of a house (using one of these enclosures and shrubs) rather than cars all over the street.

    Has Broadlands ever thought about coming up with a uniform approved structure that families might be able to use since this seems to be a common issue?

    Given that many- at least on this forum - think the HOA is too rigid already...offering a suggestion rather than a commandment seems the more auspicious approach, but I would be happy to offer the suggesion at the next Board meeting.

    Maybe it could even be a project that a local Boy Scout Troop could construct and sell?

    I have a feeling most people and the committee prefer that people keep their cans in the garage so they don't like to bring up the subject of trash enclosures and make it a norm around broadlands.

    Well, speaking as someone on both the Committee and the HOA Board, I wholeheartedly disagree with that characterization of the committee. If what you said was correct, we would simply rigidly following the section (which I quoted earlier) which would allow essentially no options to keep the cans outside.
    As someone on the Committee, we have worked with a lot of residents to give them options to keep the cans outside. Please don't assume the rants of a few on these forums represents the actual workings of the Modification Committee or the HOA Board.

    I will say that if I PERSONALLY could make the decision, it would be to keep them inside. Period. But, contrary to the views of some, I do not serve in these positions to advance my own agendas or control the neighborhood.

    For those who always keep the can inside the garage - do you wash it out often?
    If so, what do you use? Suggestions?
    I prefer not to use bleach or ammonia or cleaners which are bad for the grass/environment. If not, does it smell and permeate your garage?

    We've always kept our can in the garage for the winter months and dealt with the incovenience of sqeezing by it to enter the car (not always a thrill when you are dressed up though) but have been leaning toward keeping it outdoors more often tucked behind the bushes this summer.

    Seems even though we bag all of our trash up first items, it still really gets an odor and this is magnified with dirty diapers (we also bag up first). Not a pleasant smell first thing in the morning when you walk into the garage to get in the car. Much better leaving it out in the fresh air.

    Irony.. I just washed mine yesterday. I just used normal household Mr. Clean stuff.

    If you use trash bags, its not an issue. But every now and then we get lazy and just throw something in there while in the garage, and over time due to that stuff sometimes getting stuck in the bottom, then getting wet later when being left outside for pickup will lead to build up. This is probably the first time I've washed this can since we switched trash companies.

    If you use trash bags, there is no residual smell, its just when you get lazy and throw stuff in without bags that becomes an issue over time.

    I can get some specifics of your selective moderation since I've documented some of it, but here's a perfect example of abuse of power from our moderators that JUST HAPPENED.

    I can't make this stuff up.

    I just started a thread on the POLITICS forum about the 1st Amendment issues revolving around a woman who borrowed books she found offensive and wrote a letter to the library that she didn't intend to return them for that very reason.

    Here's what one of the moderators posted:

    "This is not a debate forum. I don't see any relevance to this article to our area or area politics. I'm closing this thread"

    He then proceeded to close the thread.

    First, a political forum IS for debate, and our political forum is not just for local politics. We have the Broadlands Community Issues for that.

    I'm sure there's a logical explanation besides selective censoring or that this was in direct response to my views on our 'moderators.'

    So, please explain to everyone here why this thread was closed or have the moderator in question explain it. We'd love to hear the reasoning behind this decision...

    flynnibus - thanks for your post. We do use bags but it still smells. Must be just the diapers and/or maybe something spilled out from the trash bags? PU. Growing up we never kept our trash can inside. Seemed more sanitary to keep it outdoors and covered up.
    Oh well. Will have to give it a washing. thanks.

    Interesting, I ask you to post a *SPECIFIC* example of *MY* censoring you, and all you come up with is how ANOTHER moderator closed a thread you started. The thread was NOT deleted. I was NOT involved. Yet, as you stated yesterday, you singled me out DIRECTLY, by stating as noted above: "you specifically, Mr. Linux, have proven that you can't separate your personal and political feelings when censoring, ahem, I mean, administering these boards."

    So I ask you once again Jaxmanjoe, give me a SPECIFIC EXAMPLE OF *MY* CENSORING.

    You decided to personally single me out, so I'm going to do the same. Don't try to cry foul or bait the other moderators. Answer my specific request or else post a RETRACTION to your UNSUBSTANTIATED accusation. I'm not going to sit back and let you slander me or the work I do on these forums or on the Board of Directors, with nothing to back it up.

    One thing that I've done a few times in the past was to dissolve some baking soda into a bucket of water and using that to 'swish' around the inside of the trashcan. Let it sit for 15-20 minutes, rinse, and the smell should be gone.

    Yeah, its inevitable something gets out. Its no different from your kitchen can, eventually that needs a little TLC as well. When dealing with potent food waste, and 'biohazard' (diapers), the smell is always beyond the bag, but usually the lid of the can does the job. I like the big tote that the trash company gives us.

    My biggest problem may be something tossed out that day/week, but there is no residual once that trash goes out and if you keep the lid down, it does a good job of keeping it in.

    I don't know what stage your child is with diapers but this is how my sister in-law handled it. Their garbage was picked up once a week only. She flushed the solids down the toilet where they belong and used a diaper Genie to store the wet diapers until garbage day. Worked like a charm.
