George Mason University is comming to Loudoun

    AGREED.

    AND- ADULT minivan monsters and tailgating SUV speeders are horrible inconsiderate speeding, stop-sign blowing drivers as often as teens are. that's a lousy reason to dispute a school coming here. ANY biz will bring lousy drivers here, but this county NEEDS bodies to bring income to the businesses DYING HERE. college student dollars will help the restaurants.

    It's a joke to highlight the exact same points the anti-hospital people brought up to how misguided they were.

    FWIW.. this space was always zoned commercial office I believe. They've been trying to pawn it off for office space.

    But I'm suprised none of you noticed Van Meter DONATED this land to the school. DONATED... there has to be more to this story.

    I'm sure more people would complain if it was a NVCC campus instead of GMU. Just have that feeling. :)

    I read that the land was donated. My point about the strip mall was there could be either one - school or strip mall. I'd prefer the school.

    The school could attract more home buyers to the VM community?

    VM gets paid by GMU to develop the campus?

    Just some thoughts...

    Or maybe it's to get the Loudoun county board to return the favor to VM in future developments.

    I think they will submit a zoning request to upzone adjacent property surrounding the area to add residential, promoting an "urban feel". Nothing is ever free in life...

    I think having GMU here is wonderful idea! I hope Broadlands doesn't impose too many roadblocks in making it financially desirable.

    Not much left around that parcel that could be rezoned. Th other side of the road is non-buildable as a good sized creek/flood plain is there.

    fwiw, GMU has a very large graduate student body (2 out of every 5 students are post grad) - hence the commuter school label since there are so many part time students working and going to school there. It's one of the oldest student populations in the country. Also my guess is that an extended campus like this would primarily be for their more specialized programs geared towards the PhD and Graduate level degrees. Doubt this will send many 18-21 year old crazy drivers through our neighborhoods. Another thing to consider is that it is right next to the greenway... so most traffic would likely come from there, or the waxpool/28 direction (not directly through Broadlands)

    Just to compare... JMU only has 9% post grad students while GMU has 39%.


    Hopefully they'll be teaching some of my classes there... I could walk to this campus in about 5 minutes. Would sure beat the 45 minute each way I drive to get to their Fairfax campus right now for my 7-10pm classes.

    This community is almost totally sold out - meaning the developer has no money to make here anymore. They own the apartments though.

    this is more along the lines of what I'm thinking... there is something that isn't out there yet.

    Don't forget, VM still owns and manages a lot of the commercial properties in Broadlands. More 'prestige' and/or an increased customer base would be a 'good thing' for the properties they manage (think higher rents for tenants in those commercial spots). It also reflects positively on Broadlands as a whole, so when VM decides to begin a large development somewhere else, they can point to Broadlands as a very positive example of what they can develop.

    ...and let's not forget the prestige of an "Albert G. Van Metre Library" or some similarly named building.

    Prestige doesn't measure in the ledger... certainly not to the ring of selling property that would be sold for millions and probably only looks to appreciate with the future metro not too far away....

    I still think there is more to the story that isn't out there.

    What's the other University with the branch campus on Rt 7 near LCP?

    Developers are required to proffer certain things so this could be part of that, grouped with both a tax-write off and anticipation of changing a current zoning they have right now to something more profitable for them.

    That wouldn't apply to the proffers for Broadlands - we already know what they were required for here.

    Tax write off? This isn't a charity we're talking about here - and elaborate how it would be more profitable to give the land away vs being a landlord for decades to come?

    VM leases property - they usually do that rather then even selling the property (this has blocked many potential deals here in the past). So for them to go and 'donate' it means they are getting something significant back.. we just don't know from where yet.
