I've searched the archives but seem to only find interior recommendations. Looking for recommendations for exterior - window caulking, rail painting, window trim, etc. Trying to get a few estimates for townhouse in Southern Walk. Welcome good leads as well as those to avoid.

Painters usually do exteriors also - just make sure they scrape, sand, caulk, prime, and then paint. Some painters will take shortcuts and just apply paint over the existing paint without the prep work. Don't accept that - the exterior is exposed to the elements so it needs sanding and priming at a minimum for the new paint to adher and protect the trim.

Joe Fleming - not the cheapest, but reliable and top quality. His team has done our exterior and interior, inc. deck staining and wood rot replacement on windows.

Used this company a few years ago and was happy with outcome. Can be a little expensive if you opt for better paint for longer warranty.

Got a group discount for having some neighbors get their town home painted and rotten wood replaced (they replace with a composite that will not rot).

Had good results with University Painters, a reputable chain with a local representative. Affordable and stand by their work. www.universitypainters.com

RJ Painting & Drywall, Ronald Jimenez, 703-932-0551 did a lot of exterior work for a good friend of mine who has a big house out in Leesburg. She had a lot of rotten wood around the windows as well as the columns in the front of her house. He took care of everything on the exterior and she was very pleased when he was done. He's done exterior work in Broadlands as well.

I have a question - are the builders in co-hoots with the painters? Is there a single house in NoVA that is built with pre-treated wood windows. I would sure pay for wood that isn't going to rot in the first place than deal with the annual hassles of wood rot. None of our windows were pre-treated or primed. A serious case of one coat Kelly.

We had our exterior painted two years ago and we used Let's Roll Painting. They did a great job and they provided a three year warranty on their work.
